RNR Real Estate Briefs: HOU, DAL, AUS, SAT – and more

HOUSTON – (Realty News Report) – Colliers International  announced  A&R Logistics,Inc. has leased a 133,333  SF of tilt-wall, distribution warehouse at AmeriPort Industrial Park at 703 Logistics Drive South in Baytown. Charles G. Fertitta Jr.  represented A&R and Robert Alinger, who represented the developer of AmeriPort Industrial Park, National Property Holdings, LP.


Grant Walker and Brad Kilbride of Lee & Associates – Houston, with  Wade Greene of Transwestern,   represented Portland-based Voodoo Doughnut, LLC,  in the lease of a 3,000 SF retail space at 1214 Westheimer Road in Houston’s Montrose corridor. Earlier this year, Grant Walker served as broker for Voodoo’s first Houston location at 3715 Washington Ave.


97.2 Old Needlepoint, LLC, sold 97.7 acres along Old Needlepoint Road in Chambers County to Goose Creek Consolidated Independent School District and Chambers County. Brad LyBrand and Dave Ramsey of NewQuest Properties represented the seller. Billy Combs of Combs Commercial represented the school district.


Protestant Episcopal Church Council of the Diocese of Texas acquired a 19,420-SF church facility on 10.5 acres at 3785 Barker Cypress Road in Houston.The buyer was represented by Avison Young Principals Tommy LeBlanc and Charlie Neuhaus.The seller  Covenant Lutheran Church, was represented by Carol Gray and Christina Hipps of International Church Realty. The Episcopal’s former church, 15015 Memorial Drive, flooded in Hurricane Harvey.


DrinkabilTea  Cafe has renewed its lease in the College Park Village Shopping Center in The Woodlands. Jack Gaffney and Chase Tucker with Finial Group represented the landlord in the transaction.


Moody Rambin has been retained by Houston-based Kozadinos Interests, Ltd. as the exclusive leasing agent for 4916 Main Street in Houston. The two-story office building features one large loft space with expansive ceiling heights and high-end finishes, totaling 8,010 SF. Kurt Kistler  and Karen Wright will handle leasing arrangements on behalf of Moody Rambin.


The Groves, a master-planned community located in northeast Houston, announced the milestone of selling 1,000 homes under Ashlar Development. It’s in Humble ISD.


TEXAS

DALLAS — CBRE has announced that Goosehead Insurance, an independent personal lines agency, is extending and expanding the lease for its corporate headquarters at The Terraces at Solana in Westlake, Texas. Goosehead added 42,308 SF to its existing lease for a total of 150,454 SF at 1500 Solana Blvd. Josh WhiteChelby Sanders and Ryan Buchanan with CBRE in Dallas represented Goosehead and Jeff Eckert and Blake Shipley with JLL represented the landlord, Glenstar.


Generation Y, LLC, purchased a 114,150-SF industrial building at 2801 Summit Ave. in Plano. Jason Moser and Ridley Culp with Stream Realty Partners represented the buyer. Kacy Jones and John Hendricks with CBRE represented the seller,  AIPH, LLC.


NAI Partners Austin recently arranged a 65,415 SF industrial lease renewal for Picrow at 3910 S. Industrial Blvd. in Austin. NAI Partners’ Troy Martin represented the tenant in the transaction. Leigh Ellis with Aquila Commercial represented the landlord.


DALLAS – Curtis Specialized Moving & Storage has renewed and expanded to 83,700 SF, doubling the size of its industrial footprint in the South Stemmons submarket of the metroplex. Broken down, the tenant has renewed 43,200 SF at 460 W. Mockingbird Lane, Dallas, and leased 40,500 SF of neighboring space in Mockingbird Place, which is part of a 981,879 SF leasing assignment held by Brock Wilson and Joe Santaularia of Bradford Commercial Real Estate Services.


Eustorgio Trejo purchased an 18,050 SF industrial building at 2830 Ladybird Lane in Dallas. Hanes Chatham with Stream Realty Partners represented the buyer. Hans Moller with Jones Lang Real Estate Services, LLC, represented the seller, Stemmons Industrial Partners, LLC.


Republic Center in the Dallas Central Business District signed leases totaling 18,000 SF. Younger Partners’ Trae Anderson and Kathy Permenter represented the landlord in both transactions. Among the dealings:

  • Lexitas renewed its lease and expanded to 13,725 SF. The tenant was represented by Conor McCarthy and Maggie Birnbach from Jones Lang LaSalle.
  • Deans Stepp Law Firm leased 4,278 SF. The tenant was represented by Sanders Thompson at Transwestern.

A local investor has acquired the 85,000 SF Richland Commons, a former Haverty’s Furniture store at 8251 Bedford Euless Road in North Richland Hills for an undisclosed amount. With frontage along Loop 820, the building sits on 4.26 acres near Highway 183. Younger Partners’ Michael Ytem and Robert Grunnah represented the seller. Ready Real Estate’s Debbie Mullins represented the secret buyer.


Ministry Brands, LLC, renewed its 9,113 SF lease at 5000 Quorum Drive in Dallas. Ryan Evanich, Chase Lopez and Brandon Terrell with Stream Realty Partners represented the landlord, G&I VIII 5000 Quorum, LP. ESRP Advisory Dallas, LLC, represented the tenant.


JHCC Texas Holdings, LLC, renewed its 20,000 SF lease at Northgate Distribution Center, 440 N. Town East Blvd. in Mesquite. Matt Dornak and Adam Jones with Stream Realty Partners represented the landlord, DRA Advisors. 


NAI Partners Austin recently arranged a 3,125 SF industrial lease for Squeezed at 2061 Clovis R. Barker Road in San Marcos, Texas.  Squeezed is a manufacturer and online distributor of natural juice cleanse beverages. Troy Martin negotiated.


Solutions413, LLC, renewed its 11,236 SF lease at 1355-1371 North Glenville Drive in Richardson. Holt Lunsford Commercial represented the landlord, Atlas 35-75 Industrial, LP.   Ryan Boozer and James Mantzuranis with Stream Realty Partners, represented the tenant.


Three Hickory Centre, a 103,000-SF four-story office building under construction in the 290-acre Mercer Crossing mixed-use project developed by Centurion American, is scheduled for a Dec. 1 delivery. The building is being marketed by Younger Partners’ Kathy Permenter and Garrett Marler. It’s located on five acres at 1801 Whittington Place in Farmers Branch is near DFW Airport.


SAN ANGELO – A former Neighbors Emergency Center, 3417 Sherwood Way in San Angelo, was purchased by the Trustees of Shannon West Texas Memorial Hospital. CBRE’s  Scott HerboldAustin Barrett and Scott Carter represented the seller.


AUSTIN — Hilco Real Estate, LLC in cooperation with Advanced Restaurant Sales, announced July 10, 2020 is the bid deadline for the sale of four Austin properties belonging to the popular Tex-Mex restaurant chain, Trudy’s.


DALLAS – Cushman & Wakefield has listed 2525 Turtle Creek Blvd. near Uptown Dallas, a 4.5-acre development site for sale on behalf of the Turtle Creek Gardens Condominiums Homeowner’s Association. Chris Harden and Ryan Duffie of Cushman & Wakefield’s Dallas office, along with Ben Fuller and John Carr of Cushman & Wakefield’s Sunbelt Multifamily Advisory Group are representing the seller in the disposition.

NATIONAL

Blue Road Investments has broken ground on Westpark Building 1 in Santa Teresa, N.M. The 315,000 SF speculative industrial building will include special features such as cross-dock loading, 36-foot clear height and 185-foot concrete truck courts.  CBRE, under Anthony Mash, is representing Blue Road in marketing the space.


NEWPORT BEACH, Calif. – JLL Capital Markets announced it has arranged a $182 million refinancing for Intersect, a four-building, mid-rise, Class A office campus totaling 452,060 SF in Irvine, Calif. JLL worked on behalf of the borrower, a joint venture between Hines, the Houston-based real estate firm, and a leading global investment management firm, to place the three-year, interest-only financing with MetLife Investment Management. The JLL Capital Markets Debt Placement team was led by Kevin MacKenzie, John Chun and Nick Lench.


NEW YORK- Savills announced that Mitchell Rudin  has been appointed as Chairman and CEO of Savills North America effective June 30.
