RNR Real Estate Briefs from Realty News Report  – HOUSTON — Onus Global Fulfillment Solutions expanded its lease by 89,533 SF at Carson 249, 12202 Cutten Road. Dillon Dummit with Savills and Pablo Ng with United Heroes Realty represented the tenant. Justin Robinson and Jeremy Lumbreras with Stream Realty Partners represented the landlord, The Carson Companies.


SpaceManager Closets signed a 28,640 SF lease at Prologis Bondesen, 10633 West Little York Road. Chase Spence with Colliers International represented the tenant. Jeremy Lumbreras and Jeff Pate of Stream Realty represented the landlord, Prologis.


HOUSTON – Neat Stuff Boutique leased space at 511 West Little York. The landlord, Little York Beltline, was represented by James Sinclair with CMI Brokerage.


HOUSTON — Oxford Builders leased 6,000 SF at Commerce Park Northwest, 6001 Stonington Road. Boone Smith and William Carpenter with Stream Realty Partners represented the landlord, Link Industrial Properties.


STAFFORD, Texas — Bellomy & Co. announced the sale of Boat & RV Storage of Sugar Land in Stafford, 21 miles southwest of Houston. The Class A property comprises 46 units on 17,388 SF.  Bill Bellomy and Michael Johnson of Bellomy & Co. represented Danny and Lorraine Blumrick, the Sugar Land-based sellers. The team also procured the Sugar Land-based buyer, Hats Boat & RV Storage, LLC.


HOUSTON – TT Stone expanded and renewed its lease of 70,238 SF at Northwest Industrial Park, 5750-5730 Campbell Road. Geoff Perrott and Jeff Venghaus with Jones Lang LaSalle represented the tenant. Boone Smith and Garret Geaccone with Stream Realty Partners represented the landlord, DRA Advisors.


HOUSTON – Morrow Holding Co. has sold a 2,912 SF retail building on 0.28 acres at 6702 Highway 6 South to TWF Properties.Austen Baldridge and Bob Conwell of NewQuest Properties represented the seller.


HOUSTON – Designs Brokers renewed its lease for 4,660 SF at Silber Road Business Park, 2055 Silber Road. Patrick Buckoff with RE/MAX represented the tenant. Garret Geaccone and Boone Smith with Stream Realty Partners represented the landlord,  Agellan Commercial REIT.


HOUSTON — Jason Gibbons with Finial Group secured    an 8,840 SF lease at Willowbend Business Park. Finial Group represented the tenant, Stokes Freight Services, LLC, in the long-term lease. Stokes is a licensed and bonded shipping and trucking firm that runs freight out of Houston.


HOUSTON — Winfull Corp. signed a lease of 6,860 SF at Corporate Park, 12613 Executive Drive. Heath Donica with Stream Realty Partners represented the tenant. Boone Smith and Garret Geaccone with Stream Realty Partners worked on behalf of the landlord, Alpha Industrial Properties.


KATY – Craft Burger leased 1,242 SF in the Mason Village Shopping Center, 21979 Katy Freeway in Katy. Craft Burger is an upscale burger restaurant with a downtown location and a food truck. Chef-owner Shannen Tune, a winner in Food Network’s “Chopped’ tv show, was represented by Pierre K. Yu, Inc. and the landlord was represented by Wes Miller and Kristen Barker of Wulfe & Co.


DICKINSON — Finial Group represented the seller in the sale of an acre of land at 1350 FM 517 Road West in Dickinson. The property offers 190 feet of frontage on FM 517 and is close to Interstate 45, Highway 6 and Highway 3


HOUSTON – Monolithic Precision Technology renewed its lease for 10,800 SF at Commerce Park Northwest, 8601 Jameel Road. Jeremy Lumbreras and Boone Smith of Stream Realty represented the landlord, Link Industrial Properties.


EL CAMPO – Galaxy Nails leased space at West Loop Village Marketplace. Representing the landlord was Trent Vacek of CMI Brokerage

TEXAS – RNR Real Estate Briefs

AUSTIN, Texas – Cushman & Wakefield announced it has represented a client in the sale of 7000 West at Lantana, a two-building, 136,075 SF office complex in Southwest Austin. The C&W Sunbelt Institutional Capital Markets team including Mike McDonald, Ryan Stevens and Celeste Fowden. The office development is fully leased to AMD and the Smith + Nephew firm.


DALLAS, Texas — Newmark announces the sale and financing of Veridian Place, a 228-unit, three-story property located at 4849 Haverwood Lane in Dallas. Newmark’s Brian Murphy and Brian O’Boyle Jr. represented the seller, Florida-based real estate investment group American Landmark. Financing through Fannie Mae’s Green Rewards Program, on behalf of the buyer, Orion Multifamily Investments, LLC, was secured by Matthew Mense, Henry Stimler and Bill Weber, along with Osman Baig.


FORT WORTH, Texas – JLL Income Property Trust, an institutionally managed daily REIT, announced the acquisition of the Fort Worth Distribution Center, a newly built, Class A, state-of-the-art warehouse/distribution center totaling 350,000 SF located in the North Fort Worth/Alliance submarket.


AUSTIN, Texas – JLL Capital Markets has been selected to market a 193-acre development site bounded by Highway 45, CR 172 and E. McNeil Road in the greater Austin area on behalf of the Robinson family. The JLL Capital Markets team that represented the seller for this offering included Rusty Tamlyn, Davis Adams and Garrett Gilleland.


HASLET, Texas — Bellomy & Co. announced the sale of Life Storage in Haslet, a community 16 miles from downtown Fort Worth.  The Class A property comprises 623 units and 22 parking spaces within 78,950 SF.  Bill Bellomy and Michael Johnson of Bellomy & Co. represented 287 Willow Springs Storage, LP, the North Richland Hills, Texas-based seller. The team also procured the New York-based buyer, Angelo Gordon Real Estate, Inc.


IRVING, Texas -– TruAmerica Multifamily made its first investment in Texas with the acquisition of Arbors of Las Colinas, a 408-unit, Class B apartment home community in the Dallas suburb of Irving. Built in 1985, the complex, 10000 San Jacinto Drive and features a mix of one-, two- and three-bedroom apartment homes in 19 three-story residential buildings. Eric Calub, Greg Smith, Thad Wetterau and Paul Harris of The Moran Company represented both parties. TruAmerica Multifamily is an investment firm based in Los Angeles.


ARLINGTON, Texas – In an ongoing portfolio disposition, Lakeland West Capital, LLC, has sold a vacant multi-tenant office project in the heart of Arlington’s Interstate 20 commercial corridor. The just-sold asset is a 26,552 SF, single-story building on 4.85 acres at 701 E. Interstate 20. Erik Blais, from the Fort Worth office of Dallas-based Bradford Commercial Real Estate Services, represented the seller of record, Lakeland West Capital 32, LLC, of Waco, Texas.  DUB C LP, a Fort Worth-based investment group, won the deed with an all-cash offer, 25-day inspection and 15-day close. Ryan Matthews and Cannon Camp of JLL represented the buyer.


SAN ANTONIO  – Cushman & Wakefield has arranged the refinancing of a luxury, full-continuum senior housing community in the upscale Alamo Heights neighborhood of San Antonio on behalf of Harrison Street and Franklin Park Senior Living. Franklin Park Alamo Heights was developed by Franklin Park, the senior living operator headquartered in San Antonio. It was fully delivered in 2017 with 221 units of independent living, assisted living and memory care.


SAN ANTONIO – Passco Cos.  of Irvine, Calif. bought the 338-unit Lenox Overlook at 17715 Overlook Loop in San Antonio. The seller was Austin-based Oden Hughes,  which developed the apartment project.

NATIONAL – RNR Real Estate Briefs

SANTA ANA, Calif. – Commercial real estate firm Lee & Associates negotiated the sale of 16.5 acres to Amazon on behalf of Caribou Industries. The property is an integral piece of Amazon’s expansion plans in Southern California.   Lee & Associates Orange‘s Office advisory group – Marshal VogtMatt Orville and Jaimeson Hearne – with the help of partner Jack Haley, negotiated the sale. The sale price of more than $63 million was one of the largest transactions in Orange County during 2020.


WILMINGTON, Ill. — Lee & Associates, a broker-owned commercial real estate firm, has negotiated a long-term lease transaction for a 500,000 SF, build-to-suit at 30260 Graaskamp Boulevard in Wilmington, Ill. The new building will be part of the 2,500-acre, rail-served Elion Logistics Park 55 in Will County. Walter Murphy, principal at Lee & Associates’ Illinois office, represented the tenant, Dynamic 3PL. Jeffrey Kapcheck and Jason Lev of CBRE represented the owner/developer, Elion Logistics Partners.


BEDFORD PARK, Ill. — Lee & Associates, the broker-owned commercial real estate firm, has closed consecutive sublease and long-term direct lease transactions for 275,898 SF at 6755 W. 65th St. in Bedford Park, Ill. Walter Murphy from Lee & Associates’ Illinois office represented the tenant, United Furniture Import & Export. Jim Hustis of Colliers Internationalrepresented the current tenant on the sublease while Larry Much and Steve Connelly of NAI Hiffman worked on behalf of the owner.


FORT LAUDERDALE, Fla. — Marcus & Millichap has announced the sale of Cypress Executive Center, an office building in the uptown business district of Fort Lauderdale.  The asset sold for $17,500,000.  ICM Cypress LP, an affiliate of Calgary-based ICM Realty Group, sold the 140,635 SF office building at 1901 W. Cypress Creek Road to Cypress Corporate Center, LLC.


INDUSTRY, Calif. — Lee & Associates – Commerce represented Canal Place Properties in the lease of a 24,948 SF industrial building at 810 Canal Place in the city of Industry, Calif., for about $23,451/month. Peter D. Bacci, Michael Tsaparian and JP Gormly of Lee & Associates – Commerce represented the lessor while Mark Lombardo and John Scatoloni with Encon Commercial represented the tenant, Maqueda Foods Distributor, Inc.
