 RNR Real Estate Briefs from Realty News Report  – HOUSTON — Marcus & Millichap  announced the sale of the 45,083 SF unoccupied Behavioral Health Hospital at 11500 Space Center Blvd. in southeast Houston. The facility was previously occupied by Sacred Oaks Behavioral Hospital. The buyer plans to repurpose the facility for medical use.


HOUSTON – Excellent Minds Academy acquired a 20,000-SF freestanding building on 3.6 acres at 2600 Stanley Lane in southeast Houston. Lee’s & Associates’ John Gazzola, Director, represented the seller along with Frank Blackwood, Odyssey 2020 Academy in the transaction.


HOUSTON – Stream Realty Partners  has been awarded the leasing, property management and construction management of 4265 San Felipe. The 14-story, 208,696 SF office tower was acquired by DML Capital, a Houston firm.  Anil Mohammed is co-founder of DML Capital. Stream’s Brad Fricks  and Matt Asvestas  will oversee leasing.


HOUSTON – The 564,291 SF Four Westlake office tower in the Energy Corridor will be renovated. JLL’s Tyler Garrett  and Matt Pruitt  are leading the leasing efforts. JLL’s Lisa Skelton  will handle property management and Stefanie Jordan  and Natalie Wilkins,  also from JLL, are overseeing the lobby renovation.


HOUSTON — OKT Lighting USA, LLC, leased 43,760 SF at 2304 Reed Road. Will Mason  and Tyler Maner  with Stream Realty Partners  represented the tenant. Allison Bergmann  and Jim Foreman  with Cushman & Wakefield  represented the landlord, Hines.


BRYAN, Texas — The Finial Group  secured a lease agreement with FEMA for a 24,500 SF warehouse on 10 acres at 3706 Endeavor Loop in Bryan. Andrew Bischoff  and Jack Gaffney  represented the landlord.


HOUSTON — Ryan Hartsell  of Oxford Partners  represented ATSI Communications in the leasing of 1,203 SF at 16000 Barkers Point Lane. The landlord, Briarhollow, LLC, was represented by D.A. Smith  of Briarhollow Realty Group. 


HOUSTON — Lindsey’s Office Furniture leased 40,033 SF at 7049 Brookhollow West Drive. Boone Smith  and Garret Geaccone  with Stream Realty Partners  represented the landlord, STAG Industrial Holdings, LLC. Patrick Wolford  with Lee & Associates  represented the tenant.


SPRING, Texas – Robert Noack of SVN | J. Beard Real Estate facilitated the sale of a 6,300-SF office warehouse in an industrial park at 25533 Richards Rd. in Spring. The undisclosed buyer was represented by David Buttecali of Andora Real Estate. Constructed in 2022, Richards Road Business Park is comprised of 30 office warehouses ranging in size from 6,300 to 8,000 SF.


HOUSTON — Hilco Real Estate Sales  announced the sale of the former Holy Trinity Episcopal School at 11810 Lockwood Road in northeast Houston.


HOUSTON – The Finial Group announced a long-term lease agreement with Action Stainless for a 105,300-SF warehouse at 10111 Houston Oaks Drive. Jack Gaffney and Andrew Bischoff represented the landlord.


HOUSTON — Ryan Hartsell  of Oxford Partners  represented Southern Star Exploration, LLC, in leasing 1,406 SF at 2 Riverway. The landlord, Sidra Real Estate, Inc., was represented by Louann Pereira  of Transwestern.


HOUSTON — Galdisa leased 11,200 SF at 3185 Pollok Drive. Grant Wisenbaker, Abraham Richardson  and Zach Young  with Stream Realty Partners  represented the tenant. Walter Kamauch  with Connect Realty  represented the landlord, CW Road Conroe, LLC.

TEXAS — RNR Real Estate Briefs from Realty News Report

DALLAS — Lucy Burns,  partner at Billingsley Company,  the developer of the Cypress Waters mixed-use development in Dallas, announced a series of important office leasing deals in the 1,000-acre development. New tenants include Allstate Insurance which leased 53,043 SF of office space. Gray Construction, a national design-build firm, has established a new regional office at Cypress Waters. And Greystar, a major national apartment manager, has leased 32,000 SF at 8840 Cypress Waters Blvd.


SAN MARCOS, Texas – Partners Capital,  the investment platform of Partners Real Estate,  has sold its San Marcos Place, a prominent retail property on Bugg Lane in San Marcos. Partners Capital acquired the 73,882 SF asset in June 2018 as part of Partners Opportunity Fund II  and sold it to an Austin-based buyer. The sale marks the official closing of Partners Opportunity Fund II. San Marcos Plaza, built in 1985 and renovated in 2017, is 82 percent occupied. Cathy Nabours  and Kyle Shaffer  with SRS Real Estate Partners  represented Partners Capital in the sale.


DALLAS – Stream Realty Partners announced that global law firm Willkie Farr & Gallagher LLP has signed a full-floor, 32,844-SF lease at The QUAD in Uptown Dallas. The QUAD, developed by Stream, is now 60 percent leased, with only 120,000 SF of contiguous space remaining.


SAN ANTONIO — Newmark  announced the sale of Arya Grove, a 308-unit, value-add multifamily asset in Universal City, a northeast suburb of San Antonio. Newmark’s Patton Jones, Matt Michelson  and Andrew Dickson  represented the seller, Austin-based Internacional Realty  in the sale to Knightvest Residential.


DENTON, Texas — A Denton-based investor has purchased University Lanes, a 17,657-SF bowling alley and entertainment-and-event venue located near the campus of Texas Woman’s University, which is attended by 16,000 students Kevin Butkus and Guillermo Lopez with Weitzman handled sale negotiations.


CARROLLTON, Texas — Newmark  handled the sale of International Business Park 8, 9 and 10, a three-building, 304,099 SF office campus along the Dallas North Tollway in Carrollton. Newmark’s Chris Murphy, Robert Hill  and Gary Carr  represented the seller, Billingsley Company.


SAN ANTONIO –  JLL Capital Markets  announced the sale of Eisenhauer North Business Park, a newly constructed, three-building industrial park totaling 458,439 SF. JLL represented the seller, NIT Industrial, in the transaction. Goldman Sachs  acquired the asset located near Interstate 45 in northeast San Antonio. The JLL Investment Sales and Advisory team representing the seller was led by Trent Agnew, Kyle Mueller, Witt Westbrook  and Charles Strauss. 


FORT WORTH – SPI Advisory, LLC,  sold its Northpoint Villas, a 276-unit apartment community in Fort Worth after five years of ownership. Dallas-based SPI is led by co-founders Michael Becker  and Sean Mabarak.


AUSTIN – Versal,  a self-storage firm, announced the sale of the 719-unit, 70,000-SF Lucas Storage in Lucas, Texas, which is 28 miles northeast of downtown Dallas. Bill Bellomy, Michael Johnson, Logan Foster  and Hugh Horne  of Versal represented Dahlia ARR, LLC, the Dallas-based seller. The team also procured the Dallas-based buyer, Baranof Holdings, LLC.


NORTH RICHLAND HILLS, Texas – Mang Cha Boba leased retail space in North Tarrant Marketplace from NewQuest. Josh Friedlander  and Nina Kuhn of NewQuest represented the landlord.


GRAND PRAIRIE, Texas – Divu Printing Solutions, LLC, leased 8,320 SF of office/warehouse space in Woodlands Business Center from SL Project Texas LP. Jason Finch  and Michael Spain  of Bradford Commercial Real Estate Services  represented the landlord. Walker Floyd  of Holt Lunsford Commercial  represented the tenant.


DALLAS — Walters, Balido & Crain, LLP, has renewed its lease for 38,194 SF of office space in Meadow Park Tower in Dallas. Richmond Collinsworth  and Jared Laake  of Bradford Commercial Real Estate Services  represented the landlord, Bradford MPT Partners, LLC. Scott Hage  and Taylor Messina of JLL  represented the tenant.


ARLINGTON, Texas – The Texas Rangers and The Cordish Companies have unveiled the new model apartment at One Rangers Way, providing interested renters a first-ever look inside the new residential community set to open in the Arlington Entertainment District in January 2025.

NATIONAL — RNR Real Estate Briefs from Realty News Report

NEW YORK – The National Museum of Mathematics (MoMath) will be moving to a new, larger location. The move signifies the growth and popularity of this 12-year-old New York City institution. MoMath’s new 34,363-SF space at 635 Sixth Avenue is expected to open in 2026.


CHARLESTON, S.C. — JLL  and Capital Development Partners  announced the completion of Shipyard Creek. The 160,250 SF facility offers space for retail importers seeking efficient container movement in the Charleston port market. JLL’s Lee Allen, Kevin Coats  and Tyler Smith  are leasing it on behalf of the owner, Capital Development Partners.


PHOENIX – Cushman & Wakefield  brokered the sale of a 109,699 SF industrial building in Phoenix’s Sky Harbor Airport submarket. Dalfen Industrial,  one of the nation’s largest buyers of industrial real estate, acquired the single-tenant asset.


PIEDMONT, S.C. — Oxford Partners  of Houston represented Midalloy in the lease of 10,000 SF in South Carolina. Oxford Partners’ John Harris  and Stephen Hazen  represented the tenant. The landlord, Carmichael Latham, LLC, was represented by Glenn Batson  of Spencer Hines Properties.


PERRIS, Calif. – San Francisco, CA-based DECA will build an 855,330-SF warehouse in Perris on 42 acres in Inland Empire East. The spec project, Perris Gateway, will be leased by Cushman & Wakefield.
