 RNR Real Estate Briefs from Realty News Report  – BAYTOWN, Texas — Borusan Pipe, a steel pipe manufacturer, leased 122,963 SF at Portside Logistics Center in Baytown on the east side of Houston. CBRE’s Grant Hortenstine  and Susan Haysom  represented the tenant, Borusan Pipe. Stream Realty Partners’ Tyler Maner  and Jeremy Lumbreras  represented the landlord, a joint venture between Stream Realty Partners and Principal Asset Management.


HOUSTON – OKT Lighting Co., Ltd. leased 43,760 SF at the newly developed Lone Star Logistics Park at 2304 Reed Road in Houston, along Highway 288, south of Loop 610. Hines  developed the project. Stream Realty Partners’ Tyler Maner  and Will Mason  represented OKT Lighting. Jim Foreman  and Allison Bergmann  of Cushman & Wakefield  represented the landlord, Hines.


HOUSTON — Titan Commercial announced the sublease of a 74,000 SF industrial property located at 1300 E. Barbours Cut Blvd in the Port of Houston. Jack Gowan, Devon Gasaway, and Peyton Easley of Titan Commercial represented Green Mile Logistics, Inc. in the sublease of their industrial property located on Barbours Cut. The subtenant, National Road Logistics, LLC, was represented by Kyle Cheung and Will Clay of JLL.


HUNTSVILLE, Texas – King Ranch Ag and Turf, which offers sales, service and parts for John Deere products, has opened a 28,000 SF facility near Interstate 45 in Huntsville. The new resource is owned by King Ranch Inc., owner of the 853,000-acre King Ranch, established in South Texas in 1853.


HOUSTON – Lee & Associates – Houston announced the lease of 29,373 SF of office space by Xavier Academy, a private education institution. Xavier will occupy a floor and a half at 6100 Hillcroft Avenue in the Southwest Hillcroft submarket. Bill Insull and Blake R. Virgilio of Lee & Associates – Houston represented the landlord, Tenant Managers Hillcroft LLC. Robby Winston with Savills represented the tenant.


SPRING, Texas – Sueba USA announced the opening of the 289-unit Imperial Oaks Square, its first apartment community in Montgomery County. The new apartments at 30020 Creekside Terrace Drive are in the Falls of Imperial Oaks, a 686-acre master planned community off the Grand Parkway between I-45 and U.S. 59. Sueba also recently opened the Ivy Lofts in Pearland’s Lower Kirby district.


MONTGOMERY, Texas – Newcor Commercial Real Estate handled the purchase of an additional 119 acres by J. Alan Kent Development. This acquisition adds to the 411-acres purchased in Montgomery earlier this year. The buyer, J. Alan Kent Development, was represented by the Newcor Land Team of David Alexander and Josh Cheatham. Jennifer Tucker of Land Home and Ranch Realty represented the seller.


GALVESTON, Texas — Nan & Company Properties  announced that the firm’s  Nan Properties Developer Services division has achieved more than $36 million in pre-construction sales at Tiara on the Beach in Galveston. Satya, the developer of the beachfront condominium development, broke ground Dec. 6, 2024. 

TEXAS –  RNR Real Estate Briefs from Realty News Report

 SAN ANTONIO – CBRE  announced the sale of San Antonio Infill Distribution Center, a 309,347 SF multi-tenant warehouse in San Antonio. The property is at Two Winnco Drive in Northeast San Antonio, near I-410 and I-35. Evergen Equity purchased the property from GSK Industrial for an undisclosed price. Elliott Dow, Jonathan Bryan, Randy Baird, Ryan Thornton, Nathan Wynne  and Eliza Bachhuber  with CBRE National Partners  arranged the transaction on behalf of the seller.


AUSTIN — StreetLights Residential, a Dallas-based developer of multifamily and mixed-use communities, is now leasing The Maris, a 276-unit development in Austin’s Lakeline area. The Maris is the fourth phase of the Presidio multifamily project, said StreetLights’ Greg Coutant. StreetLights Creative Studio is the architect of record. SLR Construction is general contractor.


SAN ANTONIO — Newmark  handled the sale of Augusta Flats, a 260-unit multifamily asset near downtown San Antonio and the Pearl brewery redevelopment. Newmark’s Patton Jones, Matt Michelson  and Andrew Dickson represented the seller, Benefit Street Partners. The asset was acquired by Lynd,  a San Antonio-based real estate firm.


AUSTIN – National Veterinary Associates leased 39,000 SF in The Boudin, 1301 South Lamar, for its headquarters. NVA was represented by Daniel Rasmussen and Brian Walker  of Cushman & Wakefield.  Developed by Austin-based Seamless Capital and located less than a mile south of Lady Bird Lake, The Boudin project spans nearly four acres. The office/retail portion of The Bouldin mixed-use project is now 75 percent pre-leased.


CEDAR HILL — Dallas-based Apricus Realty Capital,  a firm focused on institutional quality industrial outdoor storage, acquired a 7.5-acre IOS project on High Meadows Street in the Dallas suburb of Cedar Hill. Apricus obtained the property in a JV with ABR Capital.  Apricus’ Matt Haley, Garrett Marler  and Cort Martin  led the acquisition for the JV. Noah Dodge  and Blair Oden Jr. of Colliers  represented the seller. CW Sheehan, Peyton Ackerman  and Nate Henderson  of JLL  represented the JV in the procurement of debt financing.


SAN ANTONIO -– Whitestone REIT, a Houston-based shopping center firm, has secured EoS Fitness as a tenant. The fitness firm will open a 40,000 SF location at Whitestone’s Windsor Park Center in San Antonio. EoS Fitness recently leased space at Whitestone’s Williams Trace Plaza in Sugar Land.


FORT WORTH — Texas Health Resources has renewed 5,564 SF of medical office space at 114 Sproles St. in Benbrook. Shane Benner  of Bradford Commercial Real Estate Services  represented the landlord, Falcon Ridge Properties. Ludovit Zywczak  of Parcel Realty  represented the tenant.


PLANO, Texas – Billingsley Company  announced that Tri Pointe Homes expanded its offices by 3,662 SF at the 6201 W. Plano Parkway building. Dean Collins  of Cushman & Wakefield  handled the lease. Billingsley Company has reported significant leasing at the Plano campus.


ADDISON, Texas – M2G Ventures,  a Texas-based real estate firm, sold its 241,004 SF property in Addison to Columbia, Md.-based WareSpace, a leading provider of micro warehouse space. The site is located along Inwood Road and parallel to the Dallas North Tollway. Rich Young Company’s Rich Young Jr.  and Lee & Associates’ Adam Graham  and Stephen Williamson  represented M2G.

NATIONAL — RNR Real Estate Briefs from Realty News Report

PHOENIX – Sentre,  a San Diego-based real estate investment firm, acquired a 322,070 SF industrial building in Tolleson near Phoenix, for $48.8 million. The seller, Chicago-based Brennan Investment Group, was represented by Cushman & Wakefield’s Private Capital Group  consisting of Phil Haenel, Will Strong, Foster Bundy  and Katie Repine.


DENVER – Rockefeller Group has secured three leases for a total of 322,000 SF at 25 Commerce Park in Thornton, Colo. 25 Commerce Park is a three-building, 453,600 SF industrial park. Todd Witty and Daniel Close of CBRE represented Rockefeller Group The three deals bring the lease-up to 71 percent prior to construction completion.

Partners Real Estate arranges Major Office Lease in Buckhead

Atlanta – Partners Real Estate has arranged a 87,000-SF long-term office lease at Prominence Tower in the Buckhead submarket of Atlanta.

Aileen Almassy and Andy Sumlin with Partners represented the landlord, New York Life Real Estate Investors. Josh Hirsh and Patrick Baughman of JLL represented the tenant, SouthState Bank, which will receive top-of-building signage as part of the agreement.

Prominence Tower is situated within the Prominence mixed-use node at the corner of Lenox and Piedmont Roads in the heart of Buckhead. Surrounding walkable amenities include a new select service Element by Westin Hotel and five restaurants.
