RNR Real Estate Briefs – (Realty News Report) – HOUSTON – KBC Advisors has expanded its brokerage team in Houston. Jim Autenreith and William Carpenter were hired as market leaders. Autenreith formerly served as an executive vice president at Moody Rambin. Carpenter was with Stream Realty Partners. KBC also added Jax Rawlinson, Sam Rayburn and Tanner Thompson to the brokerage team in Houston. “Jim, William, Jax, Sam and Tanner bring a combined expertise to our Houston team that will allow us to expand our bandwidth with a full-service platform to reach local, regional and national clients,” said John Ferruzzo, market leader for KBC Advisors in Houston and Ryan Keiser, market leader for KBC Advisors in Dallas.“


CONROE, Texas — Love & Light Learning Center has leased 5,250 SF at 108 Commercial Circle in Conroe. Kimberly DeVos of Cypressbrook Co. represented the tenant. Jeremiah Hearn with Homeland Properties represented the landlord, 108 Commercial LLC.


SPRING, Texas – Newcor Commercial Real Estate announced the lease of a 12,000-SF office warehouse located at 18300 Strack Drive. Representing the landlord, TGCP Holdings, LLC, in this transaction was Newcor’s, Kevin Caywood and David Alexander. NAN Properties represented the tenant, with Rose Spice facilitating the lease on behalf of LV CNC, LLC.


HOUSTON — TDK Construction leased 3,105 SF of office space at 2550 North Loop West. Blake R. Virgilio of Stream Realty represented the landlord, 2550 MOANA, L.P. John Hornbuckle of Cypressbrook Co. represented the tenant.


THE WOODLANDS — Mitchell Minerals I, Ltd. renewed a 2,169-SF office lease at 2204 Timberloch Place in The Woodlands. Greg Usher of Cypressbrook Co. represented the tenant. Cathy Young of the SVN J. Beard Co. represented the landlord, Timberloch Inc.

CARROLLTON, Texas — CCG Valwood LP sold a 22,500-SF industrial project on Tappan Circle in Carrollton to MVVP Tappan LLC. Richmond Collinsworth of Bradford Commercial Real Estate Services represented the seller.


PLANO, Texas — Billingsley Co. unveiled The Landing as the new name for its office campus in Plano after selling off older assets in International Business Park to focus on three buildings at 6111, 6201 and 6275 W. Plano Parkway. The campus includes a 10,000 SF amenity center, a fitness center, 100-seat conference space and an upcoming full-service café. Located in the Platinum Corridor, the property has room for three additional buildings. Trevor Franke and Gini Rounsaville of JLL are handling leasing.


ADDISON, Texas — VanTrust Real Estate, a commercial real estate development company based in Kansas City, Mo., is seeking an anchor tenant for Arapaho Station, an 11-story, 264,599-SF office development proposed at 15555 North Dallas Parkway in Addison. The project, which will break ground after landing an anchor tenant, will be located at the Dallas North Tollway and Arapaho Road, near the Addison Transit Center and DART’s future, $2.1 billion Silver Line rail service. Sarah Kennington, Bryce Jackson and Ruth Griggs of Thirty-Four Commercial are marketing the project for lease.


AUSTIN — Kane Russell Coleman Logan PC, a full-service law firm with offices in Dallas and Houston, has expanded to Austin with the opening of an office in Frost Bank Tower at 401 Congress Ave. The office will serve Central Texas with an initial focus on bankruptcy and litigation and expand over time to provide a full suite of services. KRCL has opened in temporary space in the building while its more than 8,000-SF office with planned expansions is completed in the first quarter.


LAREDO, Texas — Buckland Global Trade Services, a freight transportation company, leased a 103,870-SF building at 21208 Kraus Loop in Pinnacle Industry Center, Laredo. The new distribution center on 7.35 acres has a 32- foot clear height and EV charging stations for both trucks and vehicles. Enrique Volkmer of Lee & Associates – Houston represented the tenant.


DALLAS — Mitsui Fudosan America, McNair Interests, and Hines announced four new office leases totaling 30,000 SF at Maple Terrace, a Class AA mixed-use project in Uptown Dallas. The project includes a 9-story, 157,000 SF office building, a 22-story residential tower and high-end amenities such as restaurants Doce Mesas and Catch Dallas. On behalf of the ownership group, Matt Schendle and Carrie Halbrooks of Cushman & Wakefield secured leasing agreements with Legacy Knight; Commit Consulting; one of the owners, Mitsui Fudosan America; and a fourth, confidential tenant. Grant Henson and Ryan Collier of Rockcap Co. represented family office management company Legacy Knight. Jakey Younger of Citadel Partners represented boutique IT consulting firm Commit Consulting.


CAMERON, Texas — DWG Capital Partners has acquired a 28-acre industrial manufacturing campus in Cameron, Texas, in a sale-leaseback transaction with the Butler Weldments Corp. The property at 1200 and 1279 Industrial Blvd. includes 78,600 SF of manufacturing, warehouse, office, and storage space across multiple buildings. Butler Weldments, a manufacturer of metal products, will continue to occupy the site under a 20-year NNN lease. Jonathan Ameen and Mark Grossman of Northmarq’s Tulsa office represented the seller. Judd Dunning of DWG Capital Partners represented the buyer.

MIAMI – Transwestern Real Estate Services announced the relocation of its South Florida office from Miami Tower at 100 SE 2nd Street to The Alhambra at 2 Alhambra Plaza in Coral Gables. Transwestern, which has provided asset services for The Alhambra since 2012, now occupies 4,492 SF in the 232,135-SF, 14-story office tower.


MINNEAPOLIS –  The Bethany Global University campus Bloomington, Minn. has been sold to Substance Church, according to an announcement by Transwestern Real Estate Services. The 32.7-acre property includes 16 buildings totaling 341,036 SF of space. Mike Salman and Erik Coglianese of Transwestern represented Bethany Fellowship in the sale.


HOUMA, La. — ECI Group has sold the 378-unit Houma Highlands apartments at 461 S. Hollywood Road in Houma, La. to Oakwood Capital for an undisclosed price. The property was built in 2004 with a second phase added by ECI in 2012. Larry G. Schedler & Associates in New Orleans and Mike Kemether with Cushman & Wakefield in Atlanta represented the seller. Backed by Almanac Realty Investors, ECI pursues acquisition and development opportunities in major markets in the Southeast and Texas.

JLL Capital Markets arranged a recapitalization of eight build-to-rent assets developed by NexMetro Communities with real estate investment management firm Stockbridge investing $65.9M of preferred equity and assuming $206M in financing. The portfolio consists of 1,061 rental homes developed under the Avilla brand in communities in Arizona, Colorado and Texas. The deal follows the completion of a $78.7 million equity investment by Artemis and $160 million of senior debt by Blackstone on a portfolio of four BTR communities in Arizona and Colorado. JLL’s Kevin MacKenzie, Michael Joseph, Brad Miner, Matthew Putterman, Chris Shea, Caroline Novak and Weston Nearon represented the borrower.


SouthState Bank completed the sale and leaseback of 165 retail bank branches in the southeastern U.S. in a $467 million transaction handled by JLL Capital Markets. Blue Owl purchased the portfolio, which spans nearly 1.2M SF across Alabama, Georgia, Florida, North Carolina, South Carolina and Virginia. SouthState will continue to occupy the locations. Alex Sharrin, Coler Yoakam, Brian Shanfeld,  Jeffrey Cicurel, Josh Katlin, Michael Roberts, Josh Hirsch and Andrew Weir worked on the transaction on behalf of the bank.
