RNR Real Estate Briefs – (Realty News Report) – HOUSTON — Dallas-based Apricus Realty Capital has acquired an industrial outside storage (IOS) property in Houston in a sale-leaseback transaction with Box Gang Manufacturing, a producer of specialized container solutions. The property was acquired in a joint venture with ABR Capital. Apricus Realty’s Matt Haley, Garrett Marler, and Cort Martin led the acquisition for the JV. Nathan Mai and Carlton Anderson of Mohr Partners represented the buyer. CW Sheehan, Peyton Ackerman and Nate Henderson of JLL arranged financing.

BAYTOWN, Texas — Atlanta-based Americold Realty Trust, announced the acquisition of a cold storage facility in the Cedar Port Industrial Park in Baytown after securing a major grocery retail contract. Built in 2022, the facility contains 10.7 million cubic feet plus 16 acres of adjacent land for future expansion projects.

HOUSTON — EXFO Service Assurance leased 10,524 SF at 612 Spring Hill Drive. Garret Geaccone and Boone Smith with Stream Realty Partners represented the owner, Nuveen. Joseph Smith with CBRE represented the tenant.

HOUSTON — Pucci, the Italian luxury fashion house founded in 1947 by Emilio Pucci, will open its first Texas boutique at River Oaks District in spring 2025. Located next to Oliver Peoples, the store will be the brand’s fourth location in the U.S.

HOUSTON — AS3 Solutions purchased the 12,813-SF building at 15458 W. Hardy Road. Oxford Partners’ Perry Mazzone & Matt Rogers represented the buyer. Wyatt Huff of Partners represented the seller.

SPRING, Texas – Newcor’s David Alexander and Kevin Caywood Steel River Manufacturing in securing a 6,500-SF office warehouse located at 5057 FM 2920 Road for an expansion of Steel River Manufacturing, The property, owned by Michael Stevens, was represented by Lee & Associates – Houston‘s Tom Leger and Andres Creixell.

WILLIS, Texas —Daniel’s Barber Shop leased 1,000 SF from NewQuest in Willis Town Center at Interstate 45 and FM 1097 in Willis for its second Houston location. Lara Lee LaMendola of NewQuest represented the landlord. Maria Arriaga of First Group Commercial Real Estate represented the tenant. Opening is planned in the summer.

CYPRESS, Texas — Krazie Kutz leased 900 SF in Cypress Village Station, a retail center at U.S. 290 and Skinner Road in Cypress. Nina Irwin of NewQuest represented the landlord in-house. JeVon LeViege of JLA Realty represented the tenant. A summer opening is planned.

PATTISON, Texas – Houston-based Tricoast Homes announced the opening of the model home for La Segarra, a 215-acre master planned community in Waller County. La Segarra combines Spanish architecture, walking trails, ponds, and family-friendly amenities in the town of Pattison near Brookshire and Katy.

HOUSTON — Dynamax renewed a 9,949-SF lease at 10808 Fallstone Road. Oxford Partners’ Vincent Vega and Shelby Martin represented the tenant. The landlord, HP Stonecrest LLC, was represented by Thomas Pfiefer of Fort Companies..

HOUSTON — Tytan International leased 31,945 SF at 14200 Hollister Road. Garret Geaccone with Stream Realty Partners represented the landlord, Prologis. Devon Rogers with Hrothgar represented the tenant.

HOUSTON — Maison Francis Kurkdjian, the Parisian fragrance house, will make its Texas debut this spring in River Oaks District. The boutique marks the luxury fragrance brand’s second U.S. location.

FORT WORTH, Texas — Altus Equity Group has acquired the Kennedale Light Industrial Park, a newly developed small-bay industrial property at 7406 Mansfield Highway in Kennedale, south of Fort Worth. Cody Payne of Colliers brokered the transaction, which encompassed seven buildings totaling 160,000 SF on a 13.2-acre lot.

DALLAS — Anderson Merchandisers, a retail services company specializing in in-store merchandising, supply chain solutions, and brand execution across major retailers nationwide, leased 30,000 SF at the Apex at Legacy office tower in Dallas for the relocation of its corporate headquarters. JLL‘s Conor McCarthy and Jayme Schutt represented the tenant, while John Brownlee, Gini Rounsaville, and Michael Williams represented the landlord, Monarch Alternative Capital and Tourmaline Capital Partners. The office, located at the Dallas North Tollway and Headquarters Drive, will house more than 100 associates.

FREDRICKSBURG, Texas — Colliers Houston has been selected to lease and advise on the retail component of DC Partners’ upcoming 70,000-SF mixed-use development in Fredericksburg. Located on a 22-acre site on Main Street adjacent to Downtown Fredericksburg, the project will offer retail, food and beverage offerings, and a luxury-branded hotel. Wade Greene and Hannah Schiro of Colliers Houston will be leading the team for the project.

IRVING, Texas — Zanlyn LLC has renewed and expanded its lease by 2,550 SF to 12,164 SF at 224 N. Story Rd. and 201 Brown Dr. in Story Business Park, Irving. Jason Finch and Michael W. Spain of Bradford Commercial Real Estate Services represented the landlord, Story EPA LLC in the direct deal.

DALLAS — Discover Multifamily has acquired the 204-unit 1001 Ross apartments with 30,506 SF of ground-floor retail space in the West End District of Dallas. The acquisition was completed through a joint venture with The Rainier Companies. Built in 2004, the property on the northeast corner of Ross and Lamar Avenue will be renovated and rebranded as The Griffin.

FARGO, N.D. – An affiliate of Christianson Companies has acquired a portfolio of 601 recently developed single-family, build-to-rent (BTR) homes in the Fargo/West Fargo/Moorhead area in North Dakota and Minnesota. The Cushman & Wakefield sales team of Kevin Phelan, Pat Knowlton, and Jeff Dimmen, along with Jennifer Stein Real Estate, represented the seller, Meridian Mortgage.

TALLAHASSEE, Fla. — Up Campus Student Living broke ground on Leo Tallahassee, a 782-bed student housing community near Florida State University. Located at Dewey and Tennessee Street, the property is expected to open in summer 2027. CIBC and TSB are capital partners in the project, which will have a rooftop deck with pool and 26,000 SF of interior amenities including a study lounge, business center, a game day lounge, a golf simulator, and indoor pickleball and basketball courts.

SCOTTSDALE, Ariz. — Dream Finders Homes has launched home sales in the Phoenix region with the debut of the Rancho Mirage community in Maricopa, Ariz. Rancho Mirage offers 123 single-family lots with floor plans ranging from 1,593 to 2,531 SF. Prices start at $339,990.

HOCKLEY, Texas — Ember Real Estate Investment & Development has started construction on The Sundancer, a 6,700-SF building anchoring the first amenity complex at The Grand Prairie master-planned community in Hockley. Located 35 miles northwest of downtown Houston, Emberly is planned for 6,000 homes on 1,700 acres with multiple lakes, miles of interconnected trails and 450 acres of parks. Designed with floor-to-ceiling windows and a nature theme, The Sundancer will have views of the 70-acre Lake Ember and The Overlook, a 40-foot hill featuring a circular trail and viewpoint. Opening is slated for Fall 2025. The project team includes Overland Partners, Clark Condon & Associates, and Millis Development and Construction.

MAGNOLIA, Texas — Audubon, a master-planned community by Audubon Magnolia Development at State Highway 249 and FM 1488 in Magnolia, is starting work on its third district, Heron Run, planned for 1,424 homes. The initial phase will include 821 lots expected to be delivered in 2025 and the first half of 2026. It is one of seven districts planned in Audubon, which has delivered 950 lots to builders in Creekside District (North and South) and the Audubon Park District. Heron Run will offer lot sizes ranging from 40 to 90 feet and homes by Century Communities, Drees Custom Homes, Empire Communities, Perry Homes, Smith Douglas Homes and Ravenna Homes, in addition to Audubon newcomers Westin Homes and Chesmar Homes. Residents will have access to Club Audubon, a $7 million amenity complex under construction in Audubon Park.
