RNR Real Estate Briefs – (Realty News Report) – BAYTOWN, Texas — JLL Capital Markets closed the sale of Blackline Cold Storage, a 297,640-SF cold storage facility at 6330 Nita Way in Baytown’s Cedar Port Industrial Park. Americold Realty Trust purchased the property, which was built in 2022 with 45-foot clear heights, 22 dock doors, over 36,000 pallet positions, and 880 QFR (quick freeze racking) blast positions. Trent Agnew, Will Mogk, Keenan Ryan, and Clay Anderson of JLL represented the seller.
THE WOODLANDS – Partners Real Estate has arranged an 11,712-SF office lease for WHC Energy Services at 2445 Technology Forest Blvd in The Woodlands. Partners’ Dan Boyles, Partner, of the company’s Office Tenant Representation team represented the tenant in the transaction.
TOMBALL, Texas — American Sports Courts purchased a 3,500-SF flex/industrial building at 25306 Hufsmith-Kohrville Road in Tomball. Greg Usher of Cypressbrook Co. represented the buyer. Ryan Hutson of Hutson Realty Partners represented the seller, DMM Enterprises.
HOUSTON – Partners Development, the development platform of Partners Real Estate, announced the acquisition of 7.1 acres of industrial land in Southwest Houston’s Fort Bend County. The project aims to respond to the robust demand for small- to mid-sized industrial space in the area, said Chris Haro, a Partner and lead broker on the project for Partners’ Industrial team.
SPRING, Texas —Redeemed Ministries leased 3,024 SF at 25302 Oakhurst Drive in Spring. Kimberly DeVos of Cypressbrook Co. represented the landlord, Todd and Kerri Ellis. Ricarda Marcano with Compass RE Texas represented the tenant.
NEW CANEY, Texas — Memorial Hermann Medical Group opened a 7,306-SF primary care clinic at 21383 Valley Ranch Blvd. in Valley Ranch Town Center, a development of Signorelli Co. at the Grand Parkway and Highway 59 in New Caney.
BELLAIRE, Texas — Memorial Hermann Imaging Center-Bellaire has relocated to the UTHealth Houston Professional Building at 6500 West Loop South, Suite 125, in Bellaire.
HOUSTON — Universal Law Group renewed and expanded to 8,759 SF at 10350 Richmond. Vincent Vega of Oxford Partners represented the tenant. Matthew Seliger of Stream Realty represented the landlord, FSP Westchase.
PORTER — The Signorelli Co. announced the sale of 1.31 acres at 21922 Valley Ranch Crossing Drive in Porter for a 15,000-SF indoor D-BAT baseball and softball training facility at Valley Ranch Crossing. Slated to open summer 2025, D-BAT will offer lessons, camps, workshops, event space, cage rentals, and monthly memberships. It will be D-BAT’s 10th Houston location.
HOUSTON — Chase McAteer of Vincent Vega of Oxford Partners represented Lilobelle Investments in the sale of the 5,500-SF building at 8225 Westglen Drive. Rick Marshall of Marshall Properties represented the buyer.
HOUSTON — Finial Group acquired two single-tenant industrial buildings totaling 20,000 square feet at 12111 and 12113 Taylor Road in northwest Houston. Chase Tucker and Andrew Bischoff brokered the deal. Finial Group’s Single Tenant Industrial Aggregation Fund now owns the whole industrial park near U.S. 290 and Jones Road, having acquired two other buildings there in January.

EL PASO, Texas — Atlanta-based Hunter Hotel Advisors announced the sale of the 111-key Home2 Suites by Hilton El Paso Airport to Pacific Pearl Hotels. Kami Burnette, senior vice president at Hunter, represented the institutional seller in the transaction. Hunter’s Capital Markets team arranged financing.
AUSTIN — Platinum Storage Group expanded its Texas footprint with the acquisition of Driftwood Self Storage, a 482-unit facility at 9900 Darden Hill Road in southwest Austin. The seller was the Jenkins Organization. Steve Mellon, Brian Somoza, Adam Roossien, and Matthew Wheeler of JLL Capital Markets brokered the sale. Built in 2021, the 96433-SF property is 93% occupied.
SAN ANTONIO — Koontz Corp., a San Antonio-based company led by Bart C. Koontz, has acquired a 9.7-acre site near Bitters Road and Loop 1604 in north central San Antonio for the development of a 305-unit community called The Elle Apartment Homes. The land was purchased from the Concordia Group, which was represented by Lee Jordan of Cavender & Hill Properties. Development partners include Garcia + Associates, architects; Pape-Dawson, engineers; Casey Roy Design, interior design; and IBC Bank, financing. It will consist of four-story apartment buildings totaling 264,015 SF. Groundbreaking is planned in Q3 2025 with completion targeted for June 2027.
FORT WORTH, Texas — Greysteel, a commercial real estate investment sales, debt and structured finance advisory firm, has completed the sale of the Candle Chase Apartments at 6822 S. Hulen Street in Fort Worth to Delara Chase, LLC. Doug Banerjee and Sterling Warren of Greysteel represented the seller, Epic Capital Partners. Built in 1969, the 116-unit complex will be renovated and rebranded as Delara Chase Apartments.
FRISCO, Texas — Upper Image Services LLC sold a 1.098-acre retail pad site at Lebanon Road and Parkwood Boulevard in Frisco to Bank7. Nick Ramsey of NewQuest and Brandon Trimble of the Retail Connection represented the seller. Daisy Patel of White Rock Realty represented the buyer.
RICHLAND HILLS, Texas — Gulf Highway Equipment leased 46,023 SF of distribution center space at 7204 Burns Street in Richland Hills from Ackerson Holdings. Luke Clardy of Bradford Commercial Real Estate Services represented the tenant. Todd Hubbard of NAI Robert Lynn represented the landlord.
ROANOKE, Texas — Gruns Nutrition leased 37,581 SF of distribution center space at 215 Fairway Circle, Roanoke, from Beacon Land Co. Todd Lambeth and Luke Clardy of Bradford Commercial Real Estate Services represented the landlord. George Curry of JLL represented the tenant.
SAN ANTONIO — SR Aviation Infrastructure, a subsidiary of New York and Nashville-based real estate investment firm, Somera Road, announced the acquisition of a business aviation complex at the San Antonio International Airport. Developed in 2020 on 8.9 acres, the 125,000 SF, Class A property is 100% leased across its seven hangars. The hangars range in size from 12,000 SF to 15,000 SF.

PHOENIX — Transwestern Investment Group and its joint venture operating partner, RX Health & Science Trust, announced the acquisition of Copper Point, a 93,262-SF medical outpatient facility at 3530 South Val Vista Drive in Gilbert, Ariz. RXHST will continue to manage the asset through final lease-up and stabilization. Built in 2008, Copper Point is 87% leased to 13 tenants and is adjacent to Dignity Health’s Mercy Gilbert Medical Center.
PHOENIX — Wespac Construction announced the completion of Offerpad Solutions’ new office space at The Beam on Farmer, a new mass timber office building at 433 S. Farmer Ave. in Tempe, Ariz. Offerpad Solutions, Caliber Project Management, RSP Architects, Transact Interiors, and Faciliteq Architectural interiors collaborated on the project. The 39,895-SF, fifth floor space features executive offices, dedicated collaboration zones, and a golf simulation room.
RICHMOND, Va. — Big V Property Group announced new tenants at its Pocono Crossing shopping center redevelopment at 10400 Midlothian Turnpike in Richmond, Va. Academy Sports + Outdoors will occupy 63,200 SF of a former 92,000-SF Burlington space in April. T.J. Maxx and HomeGoods will occupy 30,000 SF and 25,000 SF, respectively in the first quarter of 2026.
LOS ANGELES — Newmark Group arranged the $105 million sale of 1601 Vine, a 115,589-SF, Class A office building in the Hollywood submarket of Los Angeles. Kingsbarn Realty Capital acquired the property from Snyder Vine, LLC. The building is 100% leased with Skims Body, Inc. as anchor tenant. The building was developed by JH Snyder Co. in 2017 and extensively renovated in 2024.

CYPRESS — Howard Hughes Holdings announced plans to develop a 51,000-SF medical office building for Memorial Hermann Health System in the Bridgeland master-planned community northwest of Houston. Tellepsen Builders is the general contractor and Powers Brown Architecture serves as the architect. Located at the southwest corner of Tuckerton and Fry Road, the development will serve as a catalyst for approximately 1 million SF of medical facilities planned in Bridgeland, according to the developer. The building will house a variety of functions such as emergency services, primary care, pediatrics, and sports medicine.
Spanning 11,500 acres, Bridgeland is home to more than 25,000 residents and the population is expected to reach 70,000 at build out. Tony Armstrong with A.A. Armstrong Commercial Real Estate represented Memorial Hermann, while Jacob Weersing with Capital Retail represented Howard Hughes. Tim Gregory and Kendall Kerr of JLL will lead Howard Hughes’ medical leasing efforts in Bridgeland.

DALLAS — StreetLights Residential announced the start of leasing at The Galatyn, a luxury high-rise development in the Upper McKinney District of Dallas. The 20-story tower offers 56 units with two- and three-bedroom residences averaging 2,700 SF. Two penthouses span over 4,500 SF. Amenities include a full-service concierge and white-glove valet, a coffee and cocktail bar, communal workspaces, a conservatory-style courtyard with a greenhouse, a fitness center with an infrared sauna, a dog wash, and pet relief stations on every residential floor. StreetLights Creative Studio is the architect and interior designer and SLR Construction is the general contractor. Adjacent to its sister property, The McKenzie, The Galatyn is slated to open in late 2025. In Houston, StreetLights Residential is developing The Langley on Bissonnet at Ashby near Rice University on a site labeled by the neighborhood as the Ashby High Rise.
FREDERICKSBURG, Texas — Los Tios, a family-run Tex-Mex restaurant owned by Houston-based Adair Concepts, has opened its first location outside of Houston in Fredericksburg. The restaurant at 203 E. San Antonio Street in the town’s historic district has seating for 100 in the main dining room and 44 at a circular bar. Outdoor patios seat another 16 in front and 75 in back. A private dining room can accommodate special events. The brand’s signature style incorporates brick, limestone blocks, Saltillo and Talavera tile, patterned oilcloth wallpaper, leather booths and custom wrought iron chandeliers. Next, the Adair family will open Adair Kitchen in San Antonio this summer. Adair Concepts President Nick Adair and his wife Alice own the 13-room Trueheart Hotel in Fredericksburg.
FULSHEAR, Texas — Cross Creek Ranch, a 3,200-acre community by Johnson Development off FM 1093 in Fulshear, is nearing completion with fewer than 100 new homes remaining for sale. Highland Homes, Perry Homes, Taylor Morrison and Tri Pointe Homes build in the community, where prices range from $380,000 to more than $800,000. Trendmaker Homes (now Tri Pointe Homes) originally acquired the land for Cross Creek Ranch and started development in 2006. It was acquired by Johnson Development in 2012 and won awards for restoration and sustainability projects such as transforming an agricultural ditch into the Flewellen Creek Nature Preserve that traverses the neighborhood. So far, more than 60 homes have sold this year.
