HOUSTON – (RNR) — Lincoln Property Company   has two new office leasing opportunities — 3838 North Sam Houston Parkway E. and 1500 S. Dairy Ashford St.  Virgil Hydes  of Lincoln Property will be leasing representative for the owner/landlord of both properties, Plains Capital Bank, headquartered in Dallas. 3838 North Sam Houston Pkwy E is a six-story structure built in 1981, with 117,863 SF rentable business area (55,191 SF vacant). The building is 58.8% occupied…. In West Houston, 1500 S Dairy Ashford St. is a four-story building built in 1982 with 132,703 rentable business area (46,014 vacant). It is 65.3% occupied.


Hoover Ferguson leased 16,603 SF of Class A space in the newly developed Katy Ranch Office, Phase 2, at 24285 Katy Freeway in Katy. Avison Young principals Sam Hansen and Doug Pack, based at the company’s Houston office, represented the landlord, Freeway Properties.  Hoover Ferguson will be relocating its corporate headquarters to the Katy Freeway address from its current location at 2135 Highway 6 S. in Houston. Construction of Katy Ranch Office Phase 2, sister building to 24275 Katy Freeway, was completed in July 2020.


Houston-based Midway, a privately owned real estate investment and development firm, announces that Berkshire Hathaway HomeServices Premier Properties will open a Kingwood branch at Kings Harbor this fall. Kings Harbor is a waterfront, 20-acre, mixed-use, pedestrian-oriented village located in northeast Houston. Midway owns Kings Harbor.


NAI Partners recently arranged a 5,029 SF retail lease renewal for Fitness Unlimited at Willowbrook Shopping Center in Houston. NAI Partners’ Zach Leger and Jason Gaines represented the landlord in the transaction.


Virgata Property Company of Friendswood, acquired 2.2 acres at FM 646 and FM 517 in League City, Texas. David Booneand Austin Ratcliff represented the buyer, Virgata FM 517, LLC.


Newmark Knight Frank reported it has taken part in the following transactions in Houston: Rockwell Fund, Inc. has obtained a new office lease for 3,911 SF at 3555 Timmons Lane. Steve Biegel from NKF represented the tenant while outside agents from CBRE represented the landlord and seller, 3555 Holdings, LLC and DAR 3555, LLC.

Patrick Holmes, LTD, obtained an extension on its office lease for 3,832 SF at Westchase Central I, 9700 Richmond Ave. David Husid from NKF represented the tenant. The landlord is Mission WC Investors LP.


LK Collections, LLC leased 7,899 SF of industrial/flex space within the West Loop Business Plaza in Houston. Michael Gary with LandPark Commercial represented the tenant.  Jack Parsons with Finial Group represented the landlord.


Rob Banzhaf of Newcor Commercial Real Estate represented the tenant, East Shore Salon and MedSpa, with lease negotiations for 4,433 SF of retail space at East Shore Place, 207 E. Shore Drive in The Woodlands. The landlord, Lake Woodlands Partners, LP, was represented by Katherine Wildman of Wulfe & Co.


Zobie Productions, leased 3,070 SF of industrial/flex space at Century Plaza Business Park in Houston.  Doc Perrier and Matt Gayle of Finial Group represented the landlord in this transaction, while Bo Faber with KW Commercial represented the tenant.


Llama Printing & Graphics has leased a 4,080 SF office/warehouse at 3309 Texas St., a block south of Harrisburg. David Gerber of Gerber Realty represented the landlord, ACC 2320 Congress, LLC, in this transaction.


The Ranch Office at Katy Boardwalk has leased 16,312 SF of office space in Boardwalk Crossing Phase I, at the intersection of Kingsland Boulevard and AMC Drive, Katy, from Boardwalk Crossing LLC. Bob Conwell of NewQuest Properties represented the landlord. Jeff Goldberg represented the tenant.


JLL Capital Markets’ Cortney Cole and Dustin Selzer arranged a refinancing of the 206-unit Hanover Southampton, 5122 Morningside at Tangley Street, near the Village. The ownership,  Hanover Co. and State Farm, received a 7-year, fixed-rate loan through the Freddie Mac CME program. HCAD values the apartments at $98,590,705.


Eye Boutique leased 1,634 SF of retail space in Washington Central, 4015 Washington Ave., Houston, from DZ Washington, LLC. Nick Ramsey and Ashley Strickland of NewQuest Properties represented the landlord. Mike Ashmore of  Engel & Volkers represented the tenant.


Humble Westfield Property, Inc. has purchased 4.41 acres at 14910 Humble Westfield Road, Humble, from Macau Realty Inc. Dave Ramsey and Brad Elmore of NewQuest Properties represented the seller. Anne Vickery of Anne Vickery & Associates  represented the buyer.


LoRey Properties purchased a 13,740 SF warehouse on 0.46 acres at 4750 Irvington Blvd., Houston, from Ruiz Wholesale Co. Chris Dray of NewQuest Propertiesrepresented the seller. Juan Miranda of Mission Realty represented the buyer.


Club Pilates and Summer Moon Coffee both leased space at the Virgata Commons Shopping Center, 1765 S. Friendswood Drive. David Boone  and Austin Ratcliff with Virgata Property Company represented the landlord, Leisure Lane.


Marcus & Millichap handled a 1031 sale of a 1,900-SF Starbucks at 3612 South Main Street in Stafford.

DALLAS – Newmark Knight Frank reported G2 Secure Staff, LLC has obtained an extension of its office lease for 11,315 SF in Canal Center, 400 E. Las Colinas Blvd., Irving, Texas. Agents from NKF for the tenant were Lucas Kay, Garrett Gibbons Jr., Reggie Beavan III, Andy Iversen, Chris Mason, John Beach and Trace Elrod. Agents from Sunwest Real Estate Group represented the landlord, Canal Center Investors LLC.


MIDLAND – Newmark Knight Frank reported Empire Solar Group, LLC, has obtained a new office lease for 5,000 SF at 3 E. Industrial Loop in Midland, Texas. Garrison Efird and Kris Hagar from NKF represented the tenant. Agents from Lucas Kay, Garrett Gibbons Jr., Reggie Beavan III, Andy Iversen, Chris Mason, represented the landlord, Dr. Chet Gray.


BEAUMONT – American Food of Beaumont, LLC, has purchased 1.56 acres at 510 Interstate 10 N. Beaumont from Calder 10 Ltd. John Nguyen and Grace La of NewQuest Properties represented the buyer. Sam Parigi of Parigi Investments Inc.represented the seller.


FORT WORTH – Bradford Commercial Real Estate Services has been retained to lease the 64,646-SF Legend Bank Building in North Richland Hills and the 21,648 SF Colleyville Plaza in Colleyville.


AUSTIN – Azzur Group has opened an office in Austin to meet the needs of health and life sciences developers to start, scale and sustain their GxP organizations.


NATIONAL – RNR’s Real Estate Briefs:  CLT, MIA, LAX

CHARLOTTE, N.C. — JLL Capital Markets announced it has arranged a $21 million construction loan for the development of The Gwendolyn, a four-story office property totaling 106,000 SF in Chapel Hill, N.C.JLL worked on behalf of the borrower, Grubb Properties, to secure the loan through Bank OZK.


Walker & Dunlop, Inc. announced it has structured $67,211,400 in financing for the construction of Shoma Village Apartments in Hialeah, Fla., a Class A mixed-use property with 304 apartment units and 11,625 SF of retail. Led by Keith MeltonDavid StrangeLivingston Hessam and Jeremy PinoWalker & Dunlop arranged the loan through the United States Department of Housing and Urban Development’s 221(d)(4) new construction program, which includes both construction and permanent financing in a single loan.


 

Granite Properties, a Texas-based commercial real estate investment, development and management company, has launched “Inspire Wellness,” a $10 million comprehensive program to enhance the health and safety of its office buildings and new development projects in response to the COVID-19 pandemic. As part of the “Inspire Wellness” initiative, Granite has retrofitted touchless fixtures, installed UV lighting and is integrating Needlepoint Bipolar Ionization (NPBI) technology to continuously purify the air across Granite’s office properties and new developments in Houston, Atlanta, Dallas, Denver and Southern California.
