Roseate Beach Underway in Galveston

GALVESTON, Texas – (Realty News Report) – Construction has begun on Roseate Beach, a 160-home beachfront community in Galveston located on FM 3005, just east of 11 Mile Road on the island’s west end.

Street and utilities construction for the 70-acre project is expected to be completed in the first half of 2025, followed by community amenities in early fall 2025. Homebuyers can now reserve future lots, with the plan to have 22 elevated homes on the beach for $1.2 million each. Other houses will list for $300,000 and $600,000, depending on size and location.

“When I set out to develop Roseate Beach, my goal was to create a first-of-its-kind community unlike anything on the island—a haven for homeowners seeking to embrace the relaxed pace of seaside living without sacrificing modern amenities,”  Manny Mehos, developer and CEO of Green East Realty, said during a recent groundbreaking ceremony.

Roseate Beach is one of several developments that are planned in west Galveston. Not far from Roseate Beach, Houston-based Satya Inc. is developing Tiara on the Beach, a 10-story condominium complex with 63 units. Friendswood-based Mohamed Eldawy is also planning a $250 million beachside mixed-use development in the same area. Next to the Tiara site, a developer is seeking city approval to build an 11-story condo development, according to the Galveston County Daily News.

Mehos said he believes Galveston has gone through a cultural shift over the last decade, with the island becoming attractive to people who now have more freedom with their day-to-day jobs after the COVID-19 pandemic.

‘Due to its close proximity to Houston, the island has emerged from COVID as a prime destination for greater Houston area work-from-home buyers,” he said. “That inspired me to develop amenities designed for longer stays for those hybrid and full-time work-from-home buyers. I was ultimately interested in this area because it was the last large beach tract that could be developed on the west beach.”

Mehos founded Green Bank, a Houston financial institution that was acquired  by Veritex Community Bank five years ago.

The Roseate Beach  development will offer amenities for residents that include a resort-style pool, clubhouse, pickleball courts and office spaces for short-term use. Located a short distance from Galveston Country Club, Roseate Beach will also feature a network of trails and greenways that span over two miles, including a central promenade, native landscape areas, and a dog park.
