HOUSTON – Skanska USA has sold its new spec office building, a 20-story building located near Houston’s Galleria to an investment group affiliated with the building’s new lead tenant, the Alliantgroup for $112 million. The 20-story building, 3009 Post Oak Boulevard, is located on a parcel between Loop 610 and the Gerald D. Hines Water Wall Park. Alliantgroup, a providers of specialty tax service, will occupy 200,000 sf of building’s space, and will relocate its national headquarters to the Skanska tower. Alliantgroup currently has its offices a few blocks away at 5400 Westheimer Court.
In addition to the lease with Alliantgroup, Skanska recently signed a 12,800 sf lease with Becker Interests, LP and Base Entertainment. Becker Interests and Base Entertainment will occupy half of the twelfth floor.
3009 Post Oak Blvd. is now 92 percent leased with tenants that include Alliantgroup, Datacert, Becker Interests and Skanska USA. Skanska USA is the first tenant to occupy the building and will complete its move at the end of September.
3009 Post Oak Blvd., located in the Uptown/Galleria submarket of Houston, is a 302,000 sf office building with 12 stories of office space sitting atop an eight-story parking garage.
The building is certified LEED Platinum, a high rating for energy efficiency and sustainability.
“3009 Post Oak Blvd. is a state-of-the-art, sustainable office building that provides us with the space we need to support our growth while offering our clients and employees an innovative, enjoyable and productive work environment,” Dhaval Jadav, CEO of Alliantgroup, said in a news release.
The news release did not address the question of the building’s name, which has been called 3009 Post Oak Blvd. But if the new owners follow current market practice, it will be renamed after Alliantgroup.
