HOUSTON- Stream Realty Partners has announced plans to The Offices at Greenhouse, a 203,000-sf office development in Houston’s Energy Corridor. The project, at the southeast corner of the Katy Freeway and Greenhouse Road, is set to break ground in the summer of 2013 and will be delivered in July 2014.

Construction is already underway on a 14,500-sf retail component of the project that will feature high-end retail space designed to complement the office development, and will house tenants including Starbucks and Potbelly. The project will ultimately be comprised of 405,000 sf of office space and 30,000 sf of retail space with a large outdoor plaza area that includes walking trails and outside seating.

Greenhouse is a 12 acre mixed-use project located at the southeast corner of the Katy Freeway and Greenhouse Road. Phase I includes a LEED Silver 203,000 sf Class A office development. The project is 65% pre-leased to an investment grade tenant and there remains approximately 70,000 sf of contiguous office space available on two full floors.

“We are very excited about Greenhouse and working with two new partners, J.P. Morgan Asset Management, on behalf the institutional investors it advises, and Wile Interests. Stream’s joint-venture platform is focused on capitalizing on opportunistic deals with our network of institutional clients and partners,” said Adam Jackson, managing director of Stream Realty’s office division in Houston.
