Sueba Starts Multifamily Project in Energy Corridor

HOUSTON – (Realty News Report) – Sueba USA is expanding its portfolio of Energy Corridor projects with the addition of its next upscale multi-family community, San Estrella, located on a nine-acre site at 13475 Rincon Drive near the northwest corner of Eldridge Parkway and Westheimer Road.

Now under construction, San Estrella marks Sueba’s fourth multi-family project in the Energy Corridor submarket where, in the past 25 years, the Houston residential and commercial developer has added more than 2,000 single-family luxury homes and two, grocer-anchored centers.

The 318-unit San Estrella will offer studio, one-, two- and three-bedroom plans with “soft-loft” features of open living spaces, high ceilings, oversized windows, island kitchens, high-efficiency appliances and modern building technologies.  The property also will feature detached garages, including several with charging stations, and private storage rooms.

Update: The Houston Apartment Market

With a net of nearly 5,400 apartment units filled, April was one of the strongest months ever for the Houston apartment market, said Bruce McClenny, president of Houston-based ApartmentData.com. The firm reports communities with 22,368 units were opened in Houston during the past 12 months.  Another 64 communities with 16,954 units are under construction. Ninety-seven communities with 28,059 units are being proposed.

New Sueba Project Arrives in Energy Corridor in 2022

Sueba said pre-leasing at San Estrella is expected to commence in summer 2022 with initial occupants arriving in fall 2022.

Plans in the four-story San Estrella will range from 480 – 2,087 square feet with the average residence sized at 801 square feet.

San Estrella’s Energy Corridor location is near the Energy Corridor and commuter options Interstate 10, Beltway 8, and the Westpark Toll Road.

Our roots are well established in the Energy Corridor area,” notes Raymond Gabriele, vice president of Sueba USA Corporation. “The area will always be on our radar screen for future opportunities.”

San Estrella also is adjacent to two existing Sueba neighborhood developments: (1) Lakes of Parkway, with homes from the $600s to $1.5 million, and (2) The Parkway at Eldridge where new homes range from the $600s to $2.5 million.  Both projects were developed by Sueba USA in partnership with local homebuilder Kickerillo Company.

Recently, Sueba USA expanded its portfolio of upscale, Houston-area multi-family properties with the opening of the 309-unit Town Center Lofts in Rosenberg.  The company’s next project in Katy, Boardwalk Lofts, is expected to pre-lease in early summer.
