Swift Energy Backfills Exxon Space in Hines Building in Greenspoint

HOUSTON – Hines, the Houston-based real estate firm, has secured Swift Energy Co., an oil-and-gas exploration firm, has leased office space being vacated by Exxon Mobil in the Greenspoint district in north Houston.

Swift renewed its lease commitment to Greenspoint Place and will be relocating its headquarters from Two Greenspoint Place to Five Greenspoint Place at 17001 Northchase Drive, taking over 120,000 square feet including the top six floors.

Swift Energy will switch buildings during the second quarter of 2015. The 461,000-square-foot Five Greenspoint Place building was most recently the former headquarters of Exxon Mobil and previously Anadarko. Exxon Mobil is relocating to its new 3 million sf campus north of Houston.

Earlier in this cycle, Swift had been expected to occupy a new office building – but that was before WTI fell to $50 a barrel.

Greenspoint Place is owned and managed by Hines. Garrold Parratt and Chad Baker of JLL in Houston, represented Swift Energy.  Damon Thames, Tripp Pruet and Chip Colvill of Colvill Office Properties represented the landlord in lease negotiations.

Greenspoint Place, is a 13.5-acre, mixed-use office/retail development at the North Sam Houston Parkway and Greenspoint Drive. Five Greenspoint Place is a LEED-Gold certified, 19-story office building with an attached garage. Greenspoint Place includes the Hilton Houston North Hotel, offices, restaurants, shops, an athletic club and child-care facilities. The complex is bounded by Greenspoint and Northchase drives and Greens Road and Benmar Drive.

With the new capital improvements, including more green space, a state-of-the-art conference center, and high-performance fitness center, Greenspoint Place continues to be the top-tier office asset in North Houston.”

For 30 years Swift has found that in Greenspoint,” says Alton Heckaman, EVP/CFO of Swift Energy Company. “The commitment by ownership, such as the addition of some first-class amenity space currently under construction, was a key factor in our decision to stay here. Our move down the street to Five Greenspoint Place provides more opportunity for future expansion while maintaining the convenience and efficiency of this centrally located complex.”
