FRIENDSWOOD – (Realty News Report) – Taylor Morrison, America’s fifth largest home builder, announced today it has broken ground on Avalon at Friendswood, a 184-acre master-planned community located west of West Boulevard in Friendswood. The community is bisected by the new Friendswood Lakes Boulevard, which connects FM 528 and FM 518.
With 300 lots, Avalon at Friendswood will offer homebuyers a gated community with the Friendswood Lake as its centerpiece.
Todd Rasmussen, Taylor Morrison’s Houston Division President, said: “As the only new build community in Friendswood, we will have a high level of architectural character and design, which will ensure the project’s strong, cohesive, sense of community. The lake, green spaces and walkways will create a beautiful, intimate community with lakefront homes and lake views throughout. In addition, the variety of lot sizes make it attainable for families looking for an amenity-rich community.”
Lake Front 90-Foot Lots
The first phase of Avalon at Friendswood will consist of approximately 50-60 lots and will be located south of Friendswood Lakes Boulevard on the east side of the lake. Construction on model homes and pre-sales begin in July. Taylor Morrison will build on 60- and 70-foot lots and Darling Homes will build on lake-front 90-foot lots.
Upon arrival to Avalon at Friendswood, residents will see a wide-open view of the vast 36-acre lake. In fact, the community unfolds so that every home gets a view of the lake with opportunities for kayaking, boating and fishing. Other amenities include a terraced event lawn with pergolas, sports courts, a summer house with an outdoor fireplace and a cozy fire pit with festoon lighting.
This is the first Avalon community in seven years. The Houston-only brand has a history dating back to 1988 with the first Avalon in Sugar Land. There are a total of eight Avalon communities in the Houston area including Avalon at Riverstone in Sugar Land; Avalon at Sienna in Missouri City; Avalon at Cinco Ranch; Avalon at Spring Green, Avalon at Seven Meadows and Avalon at Pine Mill in Katy; and a new Avalon coming soon to the Cypress area.
Avalon at Friendswood has excellent access to major thoroughfares, employment centers and nearby shopping, dining and entertainment options. The community is primarily located within Friendswood ISD, with some southernmost lots in Clear Creek ISD.

Home Building Surges in Houston
Houston home builders reported strong activity in the first quarter of this year with 9,917 single-family home starts, the highest level of building since 2007, according to Zonda housing analysts.
Home building is headed for an exceptional year in Houston, although construction is held back by a shortage of lots, labor and building materials, said Lawrence Dean, Houston regional director of Zonda.
The supply of vacant lots available for Houston builders is at its lowest point ever, according to Zonda and records from Metrostudy, its predecessor firm.
The sales pace is very strong, Dean said, as buyers rush to lock-down low mortgage rates, which have been in the 3 percent-range.
