HOUSTON – (Realty News Report) – Palo Duro Commercial Partners has been awarded the exclusive retail brokerage and advisory services for more than 2 million SF of existing and planned development within The Signorelli Co.’s Valley Ranch project.
The master planned community is underway on 1,400 acres in New Caney at the intersection of I-69 and the Grand Parkway in southern Montgomery County.
PDC’s newly announced involvement encompasses two districts within the development’s eventual configuration of six districts: Valley Ranch Town Center’s 991,473 SF of existing retail space on 240 acres and 850,000 SF of planned commercial development in the emerging mixed-use Marketplace’s 57 acres.
As the project’s newest district under development, Valley Ranch Marketplace retail plans feature “elevated” retail and lifestyle components. More specifically, Marketplace will have a mix of national and regional retailers while incorporating a “Village Green” center with restaurants and chef-driven bistros, patios, boutique office space and wellness services, according to the announcement.
“We are prepared to deliver a carefully curated tenant mix and merchandising strategy that embodies the vibrant and flourishing communities surrounding Valley Ranch,” said Ashley Strickland, PDC’s partner overseeing brokerage services. “We’ve admired the foundation that The Signorelli Co. has built and look forward to being part of their growing legacy.”
Signorelli’s Patrick Stites, commercial development vice president, cited PDC’s industry knowledge and reputation. The Woodlands-based developer is pleased “to collaborate with Palo Duro to bring the next generation of retail to our community” and to “enhance our outreach both regionally and nationally.”
Valley Ranch currently features 3.5 million SF of retail, office, entertainment, restaurant and mixed-use space, plus 2,000 single-family homes and 500 multi-family units, with more sections under development.
The PDC-Signorelli announcement touts the appeal and draw of Valley Ranch Town Center as a top tier open air power center with an estimated 11 million visitors annually. The district includes regional entertainment and civic destinations, multiple sports complexes, a planned amphitheater on 14 acres, 210,000-SF convention center, and 100 acres of public lakes and parks.
Signorelli materials indicate its long-term vision for Valley Ranch also includes a commerce district on 57 acres, with 1.6 million SF of Class A office, retail and dining, and a medical district on 200 acres.
