HOUSTON – (Realty News Report) – As the new year approaches along with anticipated changes in White House policy, The Ralph Bivins Project podcast welcomed the leader of Colliers Houston, one of the city’s largest commercial real estate firms. Here is an excerpt:

RALPH BIVINS: Welcome to the Ralph Bivins Project, We’re here today with Danny Rice, the head of Colliers Houston. He joined the firm last year as president and he heads up a staff of 120 brokers along with marketing and administrative staff. They cover a lot of ground in every sector of commercial real estate.

DANNY RICE: I appreciate you having me, Ralph.

RALPH BIVINS: Danny, it won’t be long before President-elect Donald Trump is sworn in as president. From a real estate and economic standpoint, do you have any thoughts about the impact of the change of administration in the White House will do?

DANNY RICE: We had our monthly company meeting with brokers and staff yesterday and this was a topic.  that I brought up. We discussed what this change will mean for us, what it will mean for the industry – and we tried to take the emotional and political sides out of the equation.

Speaking just from a business standpoint, especially when focusing on the commercial real estate side, with this administration, I think it will be quite unique. You’ve got the entire House as well as the Senate all aligned in terms of being on the same side of the table. Whether that’s good or not, that’s yet to be seen. If history plays out similarly to the way it has in the past, there will be tax cuts – corporate tax cuts and individual tax cuts. What that means and where that goes will have to be seen. If corporate tax cuts happen, typically that means reinvestment in the business which means growth in the business. And that could mean new facilities, new office space or growing and opening new warehouses. There are so many things that could come out of that to help stimulate the economy.

RALPH BIVINS: Can you address the incoming president’s talk of placing more tariffs on foreign imports, particularly the impact on Chinese businesses and products?

DANNY RICE: The tariff conversation is one we have focused on – and there’s a good and a bad side to that one. So, if all these tariffs go into effect – which we expect – the consumer may feel a little pinch or you might see inflation go up a little bit. But, on the flip side, it’s going to bring in manufacturing. A lot of businesses overseas have been targeting the US. They are saying: “We have to put an office or a warehouse in the US, we have to put a manufacturing facility there” to get around the tariffs. Obviously, that’s great for the commercial real estate side, it means activity and growth. And Houston is a great spot for people to look.  I think it was Prologis that did a report recently saying that 20 percent of all new warehouse leases, year to date this year, have come from Chinese-based firms. Even in our own office, we had a meeting a couple of days ago and that was the topic – that after the election, when Donald Trump takes office, we will see a spike in international businesses coming here, looking at it from the point of view of Chinese firms.

RALPH BIVINS: So what you’re saying is Chinese companies need to establish more facilities in the US because Trump will advance tariffs and crack down on imports from China. So, the Chinese want to have factories and warehouses here in the states.  What else do you see coming in the Trump administration?

DANNY RICE: This administration has publicly stated it will be more oil and gas energy supportive. That’s another boon for us in Houston which is the Energy Capital of the World. It’s also a positive for commercial real estate and will have a positive impact on any Houston-related businesses. At the same time, there’s a lot of volatility in the administration. There’s a lot of concern and sometimes the social components will influence the business side.

Overall, I think the next 12 to 18 months will be very interesting. That’s when we will really know how things are going to look over the next four years. The Department of Government Efficiency (DOGE) with Elon Musk — I think that’s fantastic. It’s a way to scrutinize things and really be transparent about it.

With more than 17 years of experience in the commercial real estate industry, Danny has been involved in many aspects — including brokerage, marketing, research, technology, management and operations. As Colliers and the Houston market continue to expand, Danny’s focus is to develop, recruit and assist the top brokers in the market and provide their clients with a high-level of service.

Prior to relocating to Houston in 2023, he was executive managing director and market leader for more than five years for the central and west Florida markets at Colliers. While in Florida, he managed a team of more than 145 professionals that focused on the leasing and sales of all property types, including office, medical, industrial, retail, multifamily, land and debt/equity mortgage banking as well as niche services including student housing, seniors housing, marinas, golf courses and hotels/hospitality.

Danny received the Orlando Business Journal’s 40 under 40 honor in 2022 and was recognized as overseeing one of the top workplaces in Orlando by the Orlando Sentinel.
