HOUSTON — (Realty News Report) — Houston-based Triten Real Estate Partners broke ground on a two-building industrial complex that will bring nearly 400,000 SF of distribution space to north Houston.
Located at FM 1960 and Kenswick Drive, the distribution center is being built on a 25-acre site near George Bush Intercontinental Airport, about two miles west of U.S. 59/Deerbrook Mall. It will consist of two front-load distribution buildings, totaling 392,650 SF.
With accessibility to transportation corridors such as Beltway 8, I-45, and U.S. 59, the project is positioned to serve logistics and distribution users operating in the Texas Triangle. The development breaks ground as net demand for industrial space in the North Houston submarket increased by 4.3 million SF in 2024, according to CBRE. The vacancy rate was 5.8% in the first quarter.
“North Houston continues to stand out as a dynamic industrial hub,” said Keith Gabrielson,
Senior Associate at Triten Real Estate Partners. “With labor shortages persisting nationwide, it’s increasingly critical for users to secure infill sites near cost-effective labor. The FM 1960 corridor offers access to a large, skilled workforce within a pro-business environment, which will continue to attract top-tier tenants.”
Triten has tapped Harvey as the general contractor and Method Architecture for the development. CBRE will handle leasing.
The groundbreaking follows Triten’s sale of a Houston infill industrial outdoor storage (IOS) portfolio comprised of 11 properties across 117 improved acres. Located just east of Downtown Houston, the portfolio is fully leased.

Founded in 2011, Triten has built or bought over 120 industrial assets encompassing over 1,500 acres.
