Volvo Dealer Enters Houston with Washington Ave. Dealership

HOUSTON – (Realty News Report) – Texas car dealer Grubbs Automotive is entering the Houston market and developing a Volvo automotive dealership on Washington Avenue.

The Volvo site is near Old Katy Road, north of Interstate 10 and Houston’s centrally located Memorial Park.

Grubbs Automotive signed a 20-year ground lease for 2.45 acres of property. It was previously occupied by Western Brick & Stone.

The site is owned by Levcor, a Houston real estate firm led by Larry Levine, who is highly experienced in shopping center real estate. John Hoag represented Levcor in this ground lease transaction.

Jeff Peden and Scott Miller of Transwestern Real Estate Services, in concert with Bill Bledsoe of Henry S. Miller in Dallas, represented Grubbs Automotive.

“As Washington Ave. continues to experience new, positive growth, this is an excellent addition to the area,” said Peden, a veteran land specialist. “We were happy to be able to work with Bill Bledsoe and his client to help Grubbs Automotive plant their first flag in Houston.”

Grubbs plans to convert the existing 12,595-SF showroom, at 7620 Washington Ave., and 19,250-SF warehouse building into a Volvo dealership.

The property was built in 2008 with concrete deck construction and is fully sprinklered.

Transwestern said the site is also located in a “design district” with a number of home design showrooms and interior design facilities. In addition, Hines developed a 46-acre townhome community called Somerset Green in that area.

The Old Katy Road/Washington Avenue area, located inside Loop 610, is a micro-market that seems to be loaded with potential. But for decades, advancement has been incremental and progress has been slow enough that it fair to raise questions about whether there will ever be an Old Katy Road boom.
