Wedge Transforming Downtown Property: New Hotel and Upgrade to 43-story Office Tower

HOUSTON – Wedge Commercial Properties is planning to revamp  the 43-story Wedge International Tower in downtown Houston and develop a 12-story Hilton Garden Inn hotel adjacent to it.

The 520,000-square-foot office tower has been renamed 1415 Louisiana, after its address. It is located on a block bounded by Louisiana, Milam, Clay and Bell streets, not far from the Hyatt Regency.

The Ken R. Harry Associates architecture firm has been retained to evaluate the tower’s potential for upgrades. The building will be upgraded with amenities that will place it firmly among downtown’s Class A Properties, said Chip Colvill of Colvill Office Properties, which has been retained to lease the project.

“1415 Louisiana offers a high profile location on Louisiana and a soon to be amenity-rich environment that Class-A tenants require in the CBD,”said Colvill.

“Ownership is currently reviewing major capital enhancements to the project, which we look forward to announcing in the months ahead. It is because of these enhancements coupled with the preferred Louisiana address that ownership has also made the decision to rename the building 1415 Louisiana.” According to Greg Armstrong, president of Wedge Commercial Properties, “we have engaged Colvill Office Properties due to their extensive CBD experience. Colvill currently handlesthe leasing of over 30% of the Class A space in the CBD so they will bring stronge xposure of 1415 Louisiana to the CBD tenant base.

Armstrong adds, “we are excited to have recently engaged the award-winning architectural firm Ken R. Harry Associates to begin evaluating improvements at the property so we can continue to elevate 1415 Louisiana to maintain its competitive edge in the marketplace. We look forward to sharing our plans in the near future.”

On the surface parking lot adjacent to the office building, Wedge is developing a 230-room Hilton Garden Inn and  construction will start in the fourth quarter.
