Western Post Leases Space in Weiser

HOUSTON – (Realty News Report) – Trammell Crow Company and JV partner Clarion Partners, LLC have completed construction on the second phase of Weiser Business Park, located outside of Houston in Cypress, Texas.

The JV delivered a single 521,600-SF Class A industrial facility, known as Building 4, situated at 14402 Fallbrook Drive.

Western Post agreed to lease 317,003 SF at the building, leaving 204,597 SF  remaining available for lease. Western Post was represented in the transaction by David Wang, of PropNex Realty Group.

The Western Post facility is the fourth to be delivered in the park, where construction first began in August of 2022.

“The Northwest industrial submarket of Houston continues to see demand for logistics users looking to grow their footprint in suburban Houston,” said Jeremy Garner, Managing Director with TCC Houston. “The fourth building in the park offers tenants an opportunity to lease an impactful amount of space that is proximate to one of the fastest-growing residential populations in the country. The location also provides incredible connectivity from Houston to the rest of Texas and the Southwestern United States.”

Building Four at Weiser Business Park features a 36’ clear height, 54’ wide column spacing, trailer parking, a ESFR sprinkler system, and is seeking LEED certification. Seeberger Architecture acted as the architect of record and A&F General Contractors was the project’s general contractor.

Robert McGee and Taylor Schmidt of Lee and Associates Houston  are handling the marketing of the project, which is currently available.

The first phase of Weiser Business Park was delivered in December of 2022 and includes three buildings totaling 557,490 SF. Phase I is 61 percent  leased, and tenants include Pratt Industries, R.S. Hughes, Fire Reconstruction Inc., Hodell-Natco, and Lanter Delivery Systems.

Once fully complete, Weiser Business Park will offer more than 1.6 million SF of industrial space across a planned six to seven buildings.

Trammell Crow Company, an independently operated subsidiary of CBRE Group, is  headquartered in Dallas and was founded in 1948.

Industrial construction has been heavy in Houston in recent years.
