HOUSTON – (Realty News Report) – A joint venture led by Patrinely Group, and including USAA Real Estate and CDC Houston, has broken ground on CityPlace 1, a 149,600-SF office project.
The project is located in Springwoods Village, a 2,000-acre development where the 3 million-SF Exxon Mobil campus is located in north Harris County.
The CityPlace 1 building makes the third office project now under construction by Patrinely Group in Springwoods Village. It’s one of the most active concentrations of office development in Texas, if not the nation.
CityPlace 1 is the first multi-tenant office building to be constructed in CityPlace at Springwoods Village. Scheduled to be completed in the second quarter of 2019, CityPlace 1 will include 122,700 SF of office space and 26,900 SF of ground floor retail space.

In addition to the CityPlace 1 that just broke ground, Patrinely is also building a 327,000-SF project for American Bureau of Shipping (scheduled for completion in the fourth quarter of 2018); and two buildings totaling 378,000 SF, slated to open later this year, to house HP.
Springwoods Village is located on the west side of Interstate 45, just north of the Grand Parkway.
Under the direction of Patrinely’s Dennis Tarro, JLL’s Chrissy Wilson and Russell Hodges are leading the office leasing for CityPlace 1, while Transwestern’s Crystal Allen and Chace Henke will handle the retail leasing.
