500 Homes Coming to Hockley

HOUSTON – (Realty News Report) – LGI Homes will bring 500 homes to a new community in Hockley on Houston’s northwest side.

The Woodlands-based homebuilder announced the development of Cypress Trails near Waller-Tomball Road at Bauer Road, about 38 miles from downtown Houston.

Aiming to offer value and convenience, Cypress Trails will sell homes starting at approximately $250,000. It is situated within Waller Independent School District near the Grand Parkway, about five miles north of Highway 290.

“We chose this location due to its close proximity to jobs, shopping and recreational amenities, along with the excellent accessibility provided by the Grand Parkway and nearby highways,” Pat Vedra, LGI’s Regional Vice President of Land Acquisitions and Development, said in a news release. “This location offers homebuyers the opportunity to enjoy a welcoming neighborhood in an area where demand continues to grow.”

Cypress Trails joins other active Hockley communities for homebuilding including Starwood Land’s Cypress Green, KB Home’s Bauer Meadows, Ember Real Estate Investment & Development’s The Grand Prairie, and Johnson Development’s Jubilee. The Grand Prairie was one of the nation’s top selling communities in 2025.

Developers Buy 8 Land Parcels for 900 Homes

The Cypress Trail master plan includes two parks. The Hideaway, a 2.1-acre community hub, will offer pickleball courts, a playground, a turf play mound, fitness stations, a pavilion, picnic areas, and an event lawn. Residents will have access to walking trails, play areas, and picnic areas at Songbird Park.

Homes in Cypress Trails will range from two-bedroom villas starting at 1,186 SF to five-bedroom floor plans spanning up to 2,916 SF.

The development comes as home sales slowed for LGI as affordability challenges and economic uncertainty weighed on buyers. The company reported 881 closings in the first quarter, down nearly 12% from 996 closings in Q1 2025. The average sales price increased 2.9% year over year to $362,924.

Boilerplate: Founded in 2003, LGI Homes designs and builds homes in 36 markets in 21 states. The company has closed over 80,000 homes since inception. LGI Homes was the 20h largest builder in the nation by homes sales in 2025 with 4,788 closings, according to Builder Magazine.
