HOUSTON – (Realty News Report) – COE Distributing, a nationwide wholesale distributor of office furniture, signed a 251,754 SF lease at Highland Grove Industrial Park, a redevelopment of the former Randall’s distribution center near Highway 290.
The property landlord, CRP/CHI Randalls Owner, LP was represented by Cory Driskill and Travis Covington of Crow Holdings Industrial and Faron Wiley of CBRE.
John Parsley, Barrett Gibson and Jason English of Colliers International represented the tenant JMJS Inc, doing business as COE Distributing, in the transaction.
The COE Distribution property is located at 10620 Telge Road, in the Cypress community of northwest Houston.
As a third-generation family-owned company, COE Distributing has grown exponentially. With warehouse space in Pennsylvania and its second distribution center in North Carolina, the firm is expanding its distribution footprint in Texas.
“While seeking to expand in the Texas region, Houston made perfect sense to us for many reasons,” said J.D. Ewing, CEO of COE Distributing. “We have a customer concentration, it’s a major port city and a strong workforce experienced in distribution.”
Highland Grove Industrial Park is located in the heart of Northwest Houston. It consists of six buildings, measuring roughly one million SF. COE Distributing will be leasing newly renovated cross dock space where the former Randall’s regional distribution center used to be located. A part of the renovation was splitting the 750,000-SF industrial distribution facility into two separate buildings, near Highway 290. Crow Holdings’ redevelopment plan also included constructing three new buildings to add over 450,000 SF to the business park.
The Northwest Houston submarket is a popular location to distribute to all key market places. The northwest submarket is currently 93 leased and has 1.5 million SF of industrial space under construction.

Crow Holdings purchased the property in 2018, after Albertsons Cos. announced it was closing the Randall’s distribution center there and consolidating Randall’s grocery distribution into Albertsons facility in Fort Worth.
