National builder buys land for 400 homes

HOUSTON – (Realty News Report) – Taylor Morrison has acquired 101 acres in southern Montgomery County for the development of a 400-lot community in the Magnolia area.

MLB Commercial Real Estate brokered the purchase on behalf of the Scottsdale, Ariz.-based home builder. The site, located along Roberts Cemetery Road about 40 miles northwest of downtown Houston, is between Highway 290 and Highway 249. The land is south of Nichols Sawmill Road within the Magnolia Independent School District.

“This was a complex deal with several moving parts, so we’re thrilled to see it come together for our buyer,” said John-Michael Kamel, Vice President at MLB CRE. “In a market where large, developable tracts are nearly tapped out, landing this site is a major win and a strategic foothold in one of the region’s most competitive growth corridors.”

Kamel, along with Tommy LeBlanc of MLB Commercial, represented Taylor Morrison in the deal. Angela Foltin Knee of Carswell Real Estate represented the sellers. The terms were not disclosed.

Taylor Morrison builds homes in communities across Houston suburbs in Cypress, Tomball, Hockley, Fulshear, Katy, Crosby, Richmond, Rosenberg, and Friendswood. Taylor Morrison is the nation’s eighth largest home builder with nearly 13,000 homes sold in 2024, according to Builder Magazine.

The Houston area, which led the nation in home construction last year, has seen a surge of new residential land activity in recent years.

A 3,000-acre master planned community, called Preservation Creek, was announced last month in Alvin.

Houston-based W Land Development is developing Preservation Creek, which will have 5,700 homes upon completion.

Trez Capital has provided financing to W Land Development for Preservation Creek, which is located at FM 1462 and County Road 395 in Brazoria County. The community is about 30 miles south of downtown Houston.
