Regent Square Opening 600 Apartment Units Near Allen Parkway

HOUSTON  (Realty News Report) – Regent Square, a new urban infill project in Houston’s Allen Parkway Corridor, has started leasing The Sterling, a 590-unit multifamily anchor.

Regent Square, developed by GID Development Group, will reshape a total of 24 acres along prime stretches of Allen Parkway and W. Dallas Street, just steps from River Oaks, Montrose, and Buffalo Bayou Park – and within minutes of downtown, Memorial Park, and The Heights, the developer said.

At the apartments, initial move-ins will occur in December 2021. A marketing center will open at 1203 Dunlavy Street.

Additionally, the marketing center will serve as an extension of Regent Square’s temporary programming space, The Parkway. A variety of complimentary community events, ranging from movie nights to artisan markets, have already been creating a sense of place and community at the neighboring outdoor venue on Allen Parkway at Dunlavy Street, well in advance of Regent Square’s Phase 2 debut. The fall calendar will begin to spotlight happenings at the marketing center as well.

The second phase of Regent Square will also include retail offerings, encompassing 55,000 SF of prime, pedestrian-oriented storefronts, including three free-standing restaurants with expansive roof decks, that will frame two activated green spaces, a signature water feature, and a pedestrian promenade. Confirmed tenants include London-based entertainment concept, Flight Club, and pioneering Houston culinary group, Underbelly Hospitality.

According to James Linsley, President, GID Development Group, “With these three restaurant spaces and their remarkable rooftops straddling W. Dallas and Dunlavy, it’s fair to say that this intersection and its energy will be unlike anything in Houston. And just as we’ve set out to do with the public-facing environment at Regent Square, resident spaces at The Sterling will also wow.”

Announced in spring 2019 and located at the heart of Regent Square, Phase 2 is a game-changing development poised to support the Allen Parkway corridor’s evolution into a vibrant, energetic, walkable, and truly mixed-use district. Designed by acclaimed Boston-based architectural placemaking firm CBT in conjunction with Houston’s award-winning OJB Landscape Architecture, Phase 2 blends a rich mix of retail, restaurant, and residential uses into harmonious union with an elegant park and tree-lined streets and sidewalks. Arch-Con is serving as the general contractor, and JLL is overseeing retail leasing.

Founded in 1960, GID is a privately held and fully integrated real estate organization that develops, owns, and operates a premier portfolio of existing properties and development projects valued at over $20 billion. During its 60-year corporate history, GID has acquired or developed over 86,000 residential units and 17 million SF of commercial space in 25 states.
