RNR Real Estate Briefs — (Realty News Report) — HOUSTON — Marquette Companies announced the opening of Tempo at White Oak, a new 304-unit apartment building at 2623 Keene Street anchoring the emerging mixed-use White Oak District. The property is across from White Oak Music Hall, which inspired amenities such as an outdoor lounge with stadium seating overlooking the concert hall’s outdoor stage, a performance stage in the lobby, and a recording studio. Apartments at the six-story property range from 515 to 1,340 SF. The development offers four “live-work” apartments on the ground level featuring a storefront-style space facing Keene Street, with private living quarters in the back. Marquette has two first-floor retail spaces available for lease at Tempo and is also developing commercial space across Keene Street to add bars, restaurants, coffee shops and other retail. Rebel Retail Advisors is handling commercial leasing. Marquette’s White Oak District commercial space is expected to open in 2026.


HOUSTON — Colliers announced the sale of a 7,500-SF single-tenant investment property at 3110 Yale Street. James Kadlick of Colliers represented the seller. The building sits on a 17,000-SF lot.


HOUSTON — HS Property TX3 LLC purchased a 60,486-SF property at 6450 Bingle Road. Jack Rathe, Heath Donica, and Tyler Maner of Stream Realty Partners represented the seller, RAM Interests LP. Bill Ginder with Caldwell Companies and Matt Catt with Kidder Matthews represented the buyer.


HOUSTON — Khowja Capital purchased a 46,601-SF property at 6711 East Highway 332. Tommy Erwin of Stream Realty Partners represented the buyer. John Ferruzzo with KBC Advisors represented the seller.


HOUSTON — Invitation Homes announced the start of a developer lending program with a $32.7 million loan to a homebuilder for the development of a 156-home community in Houston. Under the terms of the loan, the Dallas-based company, which leases and manages single-family rental homes, will have an opportunity to buy the community upon stabilization.


HOUSTON — Potbelly Sandwich Works has opened a 1,639-SF restaurant serving sandwiches, salads, soups, sides, and sweets at Helix Park in the Texas Medical Center. Potbelly has 50 Texas locations, including 23 in the Houston market.


HOUSTON — SNJ ABA, LLC dba Success on the Spectrum leased 9,092 SF at 11490 Westheimer. Chase McAteer of Oxford Partners represented the tenant. The landlord, Younan Properties, was represented by Brad Segreto of Aspire Commercial.


HOUSTON — Bridgefarmer & Associates renewed a lease for 1,700 SF at 1235 N. Loop W. Perry Mazzone of Oxford Partners represented the tenant. Danielle Rothchild of Stream Realty Partners represented the landlord, MLCSV15, LLC.


HOUSTON — Kingdom Technology Services signed a long-term lease at 6820 Bourgeois Road. Christian Villarreal and Tyler Holt of Finial Group represented the landlord.


HOUSTON — A Florida investor acquired Right Move Storage, a 367-unit, 44,325-SF self-storage facility on 2.54 acres at 12220 Beechnut in southwest Houston. Dave Knobler and Mixson Staffel of Marcus & Millichap’s Houston office, along with Charles “Chico” LeClaire in the firm’s Denver office, marketed the property on behalf of a Texas-based seller.


HOUSTON — Nitya Capital completed the $700 million refinancing of an 18-property multifamily portfolio located in high-growth markets such as Dallas, Indianapolis, the Carolinas, Nashville, Phoenix, and Las Vegas. The refinancing was structured with a fixed-rate senior loan originated and securitized by Citi.


HOUSTON — Pegasus Vortex subleased 11,258 SF at 2050 W. Sam Houston Parkway S. Vincent Vega of Oxford Partners represented the sublessee. Rob Johnson of Hughes Marino represented the sublessor, DynaEnergetics.

SAN MARCOS, Texas — Ferguson Enterprises, a Virginia-based supplier of plumbing, heating, and cooling products, signed a 35,000-SF lease at Clovis Crossing, a two-building, 213,125-SF industrial property at 1603 Clovis R Barker Road in San Marcos. Denholtz, a privately held investment management firm, acquired the buildings in 2024. The deal follows a 31,760-SF lease at Clovis Crossing by OTC Industrial Technologies l last year. Transwestern’s Nash Frisbie and Rob Elwood represented Denholtz and Cresa’s Clint Manning represented Ferguson.


DALLAS – Luke Kelley of NAI Robert Lynn is representing DFW-based franchisee Encore Restaurants, a subsidiary of Encore Enterprises, in selecting new sites for 7 Brew, a fast-growing drive-through coffee brand. The new locations will expand the brand’s presence in Arizona and Utah with 18 secured sites as of June.


FORT WORTH — A private investor purchased Fossil Creek at Alta Mesa, an 11,228-SF retail center at 6249 Altamesa Blvd. In Fort Worth in a 1031 exchange transaction. Chris Gainey and Philip Levy of Marcus & Millichap’s Dallas office represented the seller, a Dallas–Fort Worth-based developer. Built in the Tavolo Park development in 2023, the property is 100% occupied to tenants including Meza Pizza, RevFit, Creek Liquor Wine & Cigar, Resort Nail Bar, and Stretch Zone.


VAN ALSTYNE, Texas – Marcus & Millichap announced the sale of Van Alstyne Self Storage, a 92,220 rentable-SF storage facility on an 8.72-acre lot in Van Alstyne, Texas.

KANSAS CITY, Mo. – Chicken N Pickle, a national indoor/outdoor entertainment complex known for its chef-driven restaurant, pickleball courts, and lively community atmosphere, announced a strategic evolution in its growth plan. With 13 locations operating nationwide, the brand is shifting its focus toward acquiring complementary entertainment and hospitality concepts, as well as exploring city partnerships to build public pickleball court facilities – with an emphasis on key growth markets such as Houston, Phoenix, and Denver. Chicken N Pickle is backed by NFL stars Patrick Mahomes and Travis Kelce.


LOS ANGELES — Newmark Group announced the sale of 601 South Figueroa Street, a 1,041,315-SF office tower in Downtown Los Angeles for $210 million. Newmark represented the seller. Colliers advised the buyer, Uncommon Developers.
