HOUSTON – (Realty News Report) – WorkSuites, a flexible workspace firm, continues to expand in Houston. The Dallas-based firm has signed an 11-year lease for 29,536 SF at Granite Properties’ Weslayan Tower in Houston’s Inner Loop.
This will be WorkSuites’ fifth location in the Houston area, bringing the firm’s Houston portfolio to 123,697 SF.
For future expansion, WorkSuites is examining the Katy, Clear Lake and Memorial City areas of suburban Houston.
The new Weslayan Tower location is just east of The Galleria and a bit north of the Southwest Freeway and West University Place.
The 20-story tower 24 E. Greenway Plaza is adjacent to the Greenway Plaza district.
This area was the location of one of the most ambitious land assemblages ever completed in Houston. Over 50 years ago, Kenneth Schnitzer, founder of Century Development, blocked up over 500 single-family homes and other parcels, clearing the way for significant high-rise development and an arena that once housed the NBA’s Houston Rockets.
WorkSuites will move into Weslayan Tower in the first quarter of 2023, and occupy the entire 18th floor.
“Our building offers a people-centric work experience designed to promote productivity and collaboration. WorkSuites clients can also enjoy all our building’s amenities, including a large outdoor workspace and fitness center,” said Scott Martin, Executive Managing Director, Granite Properties. “WorkSuites will also offer our current customers a high-quality flexible workspace option in case their office needs change.”
WorkSuites was represented by John Pelletier and Austin Studebaker of Cresa. Granite was represented by Jon Dutton and Andrew Elliott of Granite Properties.
The lease with WorkSuites brings Weslayan Tower to 91 percent leased. The 509,977-SF office building, is LEED Silver certified.
“We chose Weslayan Tower because of its ideal position between River Oaks and West University, right off the highway. Half of our clients usually live close to the office, and the other half are employees of larger companies who commute from all over. A quick and easy access to the office is important to them,” said Flip Howard, CEO, WorkSuites.
Granite Propertiesowns 11.5 million SF of office space in Dallas, Houston, Atlanta, Denver, Southern California, Boston and Nashville. Granite’s current active development projects in Atlanta, Boston, and Dallas total over 2 million SF with total costs over $1.5 billion.
