Partners’ Ryan McCullough, Tyler Jaynes and Caleb Bester represented the seller. The buyer was represented by Partners’ Ryan DeGennaro. The buyer, a local group of physicians and medical professionals, plans to rehab the existing structure and convert it to a multiple suite medical office.
HOUSTON — John Hornbuckle of Cypressbrook Company represented the owner, LuAnn Houston Properties, LLC, in the sale of a 25,000 SF industrial building on two acres at 1950 South Starpoint Drive in the Central Green Business Park. The buyer, Coral Sea Holdco, LLC, was represented by Wes Cole of Rubicon Representation.
KATY, Texas – Vista Properties I, Ltd., a real estate investment partnership, sponsored by The Vista Companies, has sold Kingsland Office Plaza, an 8,000 SF building on Kingsland Drive to Monroe Casco, Ltd. The seller was represented by James Bell of Marcus & Millichap, and the buyer was represented by Casco Realty Advisor.
HOUSTON – Berkadia Institutional Solutions arranged the sale of Metro Greenway, a 309-unit, mid-rise multifamily community at 4100 Southwest Freeway in central Houston. Berkadia’s Todd Marix and Chris Curry, Jeffrey Skipworth, Chris Young and Joey Rippel, and Kyle Whitney of Berkadia Houston represented the seller, Simpson Housing of Denver. Westdale, a real estate investment firm based in Dallas, acquired the property.
SUGAR LAND, Texas – Vista Sugar Land III, Ltd., a real estate investment partnership sponsored by The Vista Companies, has sold a 33,000 SF tract at the northeast corner of US 59 and University Drive to Wallis Bank. The seller was represented by Brad Ryan of Capital Retail Properties and the buyer was represented by Kyle Fox of Fox & Graham, LLC. Closing was handled by Lesley Mann of Charter Title Company.
KATY, Texas – Kimberly DeVos of Cypressbrook Company represented the Pad Thai Cuisine, which leased restaurant space on South Mason Road. The landlord, Petereit’s Mason Center, was represented by Christine Egan with Petereit Investments.
CONROE, Texas — Montgomery Crossing, a 70,000 retail center on Hwy. 105 in Conroe, which was recently acquired by a Vista Companies investment group, has leased 7,500 SF to Well Med Medical Management, Inc. The landlord was represented by Courtney Lavender, Sr. of Vista Management Company, and the tenant was represented by Luke Campbell of Perron & Campbell, Inc.
HOUSTON – Fritsche Anderson Realty Partners, a Houston-based commercial real estate services firm, represented The Detering Co., a building materials firm, in a 100,000 SF warehouse lease at 1919 Collingsworth St. in Houston’s North Inner Loop industrial submarket. Chris Haro of Partners Real Estate represented the landlord, American Warehouses. John Milam of Fritsche Anderson Realty Partners represented the tenant.
HOUSTON – Cushman & Wakefield has worked out a 9,600 SF lease for Activate Games, an indoor, interactive gaming experience at Katy Fry Center on the Katy Freeway. Michael Burgower and Eric H. Lestin of Cushman & Wakefield represented the tenant. Dianne Rummage of SClay Management, Inc. represented the landlord. Activate Games takes entertainment into the future by fusing technology and physical activity together to create live-action gaming experiences.
MISSOURI CITY – Partners Real Estate arranged 56,970-SF lease for 2020 Exhibits located at 13615 S Gessner Road. Partners’ Chris Caudill represented the tenant, 2020 Exhibits in the transaction. Lexie Curry with EQT Exeter, represented the landlord, EQT Exeter.

SAN ANTONIO – Worth & Associates, a San Antonio developer, announced that KCI Technologies will be its anchor tenant, leasing 23,000 SF at Inwood Village II, a two-story, 74,265 SF office building under construction at 2806 W. Bitters Road in the Inwood Village Business Park in the far north central submarket of San Antonio. Construction will be completed in 2023.
DALLAS-FORT WORTH – The Woodmont Company, a national real estate firm specializing in retail properties, secured three leases for Firehouse Subs in the Dallas-Fort Worth metroplex. The new leases include 1,649 SF at Victory at Heritage Trace in Fort Worth; 1,300 SF at Victory at Forney in Forney and 1,200 SF at Braewood Shopping Center in Coppell. Grant Gary and Kendall Graff of The Woodmont Company represented Firehouse Subs.
SAN ANTONIO – Western Specialty Contractors completed restoration of a credit union campus parking garage located on La Cantera Parkway in San Antonio. The three-story stone and concrete parking garage, built in 2001, is connected to the credit union’s corporate headquarters via a pedestrian bridge.
CEDAR PARK, Texas – Partners Real Estate arranged a retail lease with KindFolk Apothecary + Wellness in Cedar Park near Austin. Partners’ Todd Mahler represented the landlord, Schneider Tax & Bookkeeping.
DALLAS – Keyway bought the Shelby Apartments in Oak Lawn. The 41-unit garden style complex has an average unit size of 550 SF.
DALLAS – Newmark announced the sale of Founders Square, a 274,010-SF seven-story office property located at 900 Jackson Street in downtown Dallas. Newmark’s Gary Carr, Chris Murphy, Robert Hill and Chase Tagen represented the seller, Taiwanese investment firm Fidelity Commercial. The buyer was Charter Holdings. Built in 1914, Founders Square is one of the longest-operating office buildings in Dallas.

DENVER, Colo. — The Bascom Group, in partnership with Artemis Real Estate Partners, acquired Avenida Lakewood, a 230-unit active adult (age 55+) apartment community in Lakewood.
SAN FRANCISCO – JLL’s Capital Markets group arranged a $310 million construction loan for the development of Avia Labs at Millbrae Station, a best-in-class life sciences development totaling 315,000 SF at the Bart and Caltrain station in Millbrae, California. The project will be the first all-electric life sciences development in Calif. JLL worked on behalf of the borrower, Longfellow Real Estate Partners, to secure the loan through Otera Capital, a leader in commercial real estate debt.
COLUMBIA, S.C. – Scout Motors, a new EV brand, selected Blythewood, S.C. (near Columbia) for its 1600-acre production facility, where it will build next-generation trucks and rugged SUVs harkening back to the iconic Scout vehicles produced from 1960 to 1980. This $2 billion plant will create over 4,000 permanent jobs and will produce 200,000 Scout vehicles annually by the end of 2026. JLL’s Greg Lubar and Matt Jackson, represented Scout in the site selection. Bordered by I-77 and Blythewood Road, its strategic location is near talent hubs such as Charleston, Charlotte, Greenville, and Atlanta.

HOUSTON – ASGi Homes has broken ground on a home that — when sold — will benefit HomeAid Houston and Operation Finally Home.
Part of the Greater Houston Builders Association’s Benefit Homes Project, the home is also the first home to break ground in a new development, Williams Reserve East in Conroe. Ellison Development — part of the ASGI family of companies — is developing the 46-home community and is donating the homesite for the project.
“We have, of course, known about the Benefit Homes Project for years and are excited to break ground on our first benefit home and donate to this worthy charity,” said Bill Ellison, Founder of ASGi Homes.
ASGi Homes will be reaching out to their building partners for donations of supplies and services. Profits from the sale of the home go to the Benefit Homes Project charities of HomeAid Houston and Operation Finally Home.
