Unveiling a Tanglewood Tower

HOUSTON – (Realty News Report) – Houston’s high-end condo count keeps rising. The latest property completed is The Hawthorne, a fully loaded full-service 17-story residential tower.

Located in the Tanglewood/Briargrove area just west of Uptown Houston, The Hawthorne at 5656 San Felipe is another example of high rise living near communities long dominated by single-family homes.

The first residents at the property are expected later this month, project team reps said at the official unveiling held March 1.

More than 60 percent of the 67 units have already sold. Among them, the top floor locations.

“With the ability to now see the actual quality and sophisticated product, we anticipate a strong reception by the market,” said developer Derek Darnell, president of Pelican Builders.

Remaining units start at $1.395 million. Floor plans feature roomy options up to 3,000 SF that accommodate two or three bedrooms with private terraces. The resident’s common areas cluster on level 5. Outdoor amenities include a lap swimmer’s dream pool ringed by cabanas and lounge areas.

From the street, the first level is handily screened by an ivy clad wall so the property’s stylish entry lobby, lounge area and conference rooms enjoy natural light without being on drive-by display.

The project team included joint venture partner Ember Real Estate Investment & Development, Kirksey Architects, and Ludlow &Associates Construction. CBRE Capital Markets’ Debt and Structured Finance team,  represented by John Fenoglio  and Brock Hudson, secured $111 million in financing for the project,

Interiors by Rottet Studio blend posh residential finishes with hospitality-rich vibes in the common areas. Like the leafy canopy of trees in the adjacent neighborhood, a verdant green is the interior accent color choice paired with neutrals and light-toned wood.

The Hawthorne takes its name from “Tanglewood Tales” author Nathanial Hawthorne. When neighborhood founder Williams Giddings Farrington sought to name the nascent subdivision, he honored his daughter’s favorite book.
