HOUSTON — (Realty News Report) – Constellation Real Estate Partners, an investor and developer of logistics properties, is preparing to break ground on a 285,000-SF warehouse in northwest Houston.
The project, called Constellation Rosslyn, which will be situated on 23.3 acres of recently-acquired land located at 11891 N. Houston Rosslyn Road is scheduled for completion in the third quarter 2025.
The site is near Highway 249 and Beltway 8 in northwest Houston where industrial real estate continues to show ongoing strength. The northwest industrial submarket’s year-to-date vacancy is 5.4 percent, while the overall Houston market vacancies stand at 6.2 percent.
“Constellation Real Estate Partners is committed to finding opportunities in Houston’s Northwest submarket, especially in infill locations such as this,” said J.W. Fields, Partner at Constellation Real Estate Partners. “The ability to deliver a 284,960-SF front load building in a land-constrained area with proximity to Beltway 8 will be well received by industrial users. Houston’s supply/demand fundamentals are very favorable and warrant the need for quality distribution space that is well located.”
Designed by Powers Brown Architecture, Constellation Rosslyn will feature a 36-foot clear height, 192 car parking spaces, 78 trailer space and room for full truck circulation. It also contains 1.7 acres of excess land for additional trailer parks or outside storage. Marketing and leasing efforts for Constellation Rosslyn will be handled by Faron Wiley and Ed Frantz of CBRE.
Constellation Rosslyn is in the heart of Houston’s Northwest submarket, a preferred location for large sized distribution, e-commerce, and logistics users serving the greater Houston MSA.
In another northwest Houston development, Clay Development & Construction, a Houston firm led by Robert Clay, has begun construction on a 2.3 million-SF industrial development on 172 acres in Northwest Houston.
Clay’s development, called Northwest 99 Business Park, is located at the intersection of Grand Parkway/SH99 and Mueschke Road. first two speculative buildings in the development are the 425,360-SF Northwest 99 Distribution I and the 70,000-SF Northwest 99 Spec I. Clay says it’s the first spec manufacturing project to start in many years.
Texas-based Constellation was founded by Jeremy Giles and Hien Le in 2021.
