RNR Real Estate Briefs – (Realty News Report) – SUGAR LAND, Texas – Colliers announced the sale of a 34,430-SF office building at 4660 Sweetwater Blvd. in Sugar Land. Kolbe Curtice of Colliers represented the seller.
HOUSTON – Duckstache Hospitality signed a 1,658-SF lease to bring its fast-growing handroll restaurant, Handies Douzo, to Central Park Post Oak, the redevelopment of the former Post Oak Central campus in Uptown Houston by Midway. Located at 2000 Post Oak Blvd. Suite 130, Handies Douzo is expected to be the first dining concept to open within the Central Park Post Oak in late 2026. Other restaurants coming to the mixed-use district in 2027 include Buck & Rider, Sparrow Italia, and The Henry. Led by chefs Patrick Pham and Daniel Lee, Houston-based Duckstache Hospitality is known for Japanese concepts including Kokoro Handroll Bar, Kokoro Sushi & Yakitori, Doko, Bar Doko, Aiko, and Himari. Designed in collaboration with Gin Design Group, the Post Oak location will feature a counter-style layout with 26 seats, showcasing Handies Douzo’s signature hand rolls, sashimi, crudos, and seasonal fish selections. Handies Douzo has other locations in the Heights, Montrose, and Spring Branch.
HOUSTON – Provident Industrial announced the sale of Red Bluff Distribution Center, a 162,180-SF industrial facility in Houston. The property is 100% leased to E320 Containers. Leasing efforts were led by Robert McGee, Taylor Schmidt, and Austin Bartula of Colliers. Christen Vestal, Director of Provident Industrial’s Houston Office, led the development of the project. Burton Construction handled construction.
HOUSTON – Tiny’s Milk & Cookies opened a walk-up bakery at 3423 White Oak Drive in the Heights. Wade Greene and Hannah Schiro of Colliers represented the tenant, securing a 10-year deal in the new bungalow-style development at the corner of Cortlandt Street. Tiny’s Milk & Cookies serves other walkable, community-focused neighborhoods in West U, River Oaks, Memorial, and Kerbey Lane Village in Austin.
“We have been targeting The Heights for a few years, and we finally found the right site at the right time. White Oak is already a well-established retail corridor, but we believe it is still early in its growth and has significant runway ahead. We are thrilled to add Tiny’s Milk & Cookies to The Heights trade area. The restored freestanding bungalow is a very special piece of real estate as it perfectly reflects the nostalgic and charming character of the brand. HOUSTON – Windy Hill Development announced the sale of 92 lots to D.R. Horton in the Indian Springs community near Lake Houston. Indian Springs is a 138-acre, 600-lot master-planned community off FM 2100, between Highway 90 and FM 1960. D.R. Horton will sell homes starting at $235,000. Last year, Windy Hill Development sold 115 lots to Lennar Homes, which is building homes priced from $180,000 to $280,000.
HOUSTON – Bourque Logistics signed a lease extension for 14,810 SF of office space at 1610 Woodstead Court, The Woodlands. Sean Quinn of Black Forest Ventures represented the landlord, 1610 Woodstead Court, LLC. Greg Usher of Cypressbrook Co. represented the tenant.

THE WOODLANDS – The Woodlands, a Howard Hughes Community, announced that Alpha School will open a new, 8,000-SF campus at 2000 Woodlands Parkway, adjacent to The Woodlands Waterway, for the 2026–2027 school year. Alpha The Woodlands will initially serve students in kindergarten through eighth grade. Founded in 2014, Alpha School combines adaptive technology-driven academic instruction with immersive life skills workshops. Its model emphasizes mastery-based learning in core subjects alongside development of communication, critical thinking, financial literacy, and leadership skills.
HOUSTON – ACG Contractors leased 2,504 SF at 16001 Park Ten Place, Houston. Oxford Partners’ Nathan Buckhoff represented the tenant. Harrison Biro of JLL represented the landlord, 16001 Park Ten Place LP.
HOUSTON – Partners Real Estate has been named as the exclusive leasing agent for 1000 Main, a premier office tower along METRO’s Main Street Square rail station in downtown Houston. Michael Anderson, Chip Colvill, and Audrey Parsons of Partners will lead the leasing effort for the 36-story building.
BROOKSHIRE, Texas – Colliers announced the lease of industrial space at Westside 10 Industrial Park, located at 814 FM 1489 in Brookshire. Robert McGee, Taylor Schmidt, and Austin Bartula of Colliers represented the landlord.

HOUSTON – Jeffrey Winans of Nan & Company Properties will lead sales and marketing for Mount Vernon Lofts Condominiums, a 42-unit complex at 4509 Mount Vernon Street in Montrose. The modern building, originally built in 2018 and recently converted into condominiums, is now launching sales. The project includes 34 studio residences and eight one-bedroom homes. The initial four residences are on the market ranging from $215,124 to $278,851. The redevelopment is led by Ian Djuric of Blake Capital Group and Jorge Abreu of Elevate CIG.

CHINA GROVE, Texas – Adams Extract & Spice leased 67,877 SF of industrial lease in Foster Commer Center in China Grove near San Antonio to expand its distribution and logistics operations. Stan Nowak and Andrew Alizzi of Partners Real Estate represented the tenant.
DALLAS – Westdale, a national real estate investment and management company headquartered in Dallas, welcomed artificial intelligence firm 4Minds as the newest lease at The Epic, an urban mixed-use development in Deep Ellum. 4Minds will occupy 6,000 square feet on The Epic’s newly completed speculative floor for its corporate headquarters, which will serve as an anchor for 75 employees spread across the nation. The Epic’s 250,000 SF of Class-AA office space was designed by Perkins + Will. Late last year, The Bomb Factory, an iconic Dallas music venue, leased 5,839 at The Epic for its corporate office. Other tenants include Uber, Spaces, DLR Group, Kimley-Horn, Arm Candy, and Westdale’s own corporate headquarters.

PLANO, Texas – Technology firm Yardi leased 70,106 SF at 7900 Windrose in Plano. Cushman & Wakefield’s Matt Schendle, Travis Boothe, Carrie Halbrooks, Mary Frances Burnette, David Harris, Tom Wille represented ownership, while Stream Realty Partners’ Randy Cooper, Wills Bauer and Nate Hruby represented Yardi. Located in the Legacy master-planned development, 7900 Windrose is a 19-story, 1 million-SF Class AA office tower. With the Yard transaction, the LEED Gold building is now over 90% leased.
GAINESVILLE, Texas – Hunter Advisors announced the sale of the Fairfield Inn & Suites Gainesville I-35 located in Gainesville, Texas. The transaction was brokered by Kami Burnette and Mason McDavid on behalf of the seller, Texoma 35, LLC. The 83-key hotel was built in 2019.
IRVING, Texas – Billor Machine Tool Service renewed 4,384 SF of flex space in Gateway South, 6025 Commerce Dr., Irving. Erik Blais of Bradford Commercial Real Estate Services represented the landlord, PHP Gateway Ventures LP. Trevor Hunt of Rich Young Co. represented the tenant.

GRAPEVINE, Texas – Pottery Barn Outlet leased 25,027 SF of retail anchor space in Grapevine Towne Center, a regional-draw development located on SH-114 between William D. Tate and SH-26. Weitzman Senior Vice President of Asset Management Jennifer Chandler negotiated lease along with Weitzman’s Lynn Van Amburgh, Ben Terry, and Avery Frisbie. Katie Rambie with SHOP Cos. represented the retailer. Grapevine Towne Center underwent a complete renovation including an updated façade and pedestrian-friendly elements like green space, seating, arbors, and other enhancements.

LINCOLN, Neb. – CBL Properties has acquired Gateway Mall in Lincoln, Neb. For $43.5 million from Washington Prime Group. The acquisition was financed through a $21 million non‑recourse, five‑year loan provided by Symetra Life Insurance Co.
RADNOR, Pa. – EQT Real Estate has acquired a 25-property logistics portfolio spanning 4.3 million SF across key U.S. industrial markets including Jacksonville, Nashville, Richmond, Atlanta, New York City, New Jersey, Pennsylvania, and South Florida. John Hugenard of JLL advised the seller, Mapletree Investments.
TOPEKA, Kan. – GO Topeka announced the opening of Link Innovation Labs, a 17,000-SF hub designed to support startups, researchers, small businesses, and industry partners through office space, coworking areas, conference rooms, a dedicated pitch and event space – and a flexible lab facility designed for early-stage animal health and bioscience companies. Located at 220 Southeast 6th St. in Topeka’s Innovation District, the space includes BSL-1 and BSL-2 laboratories, addressing a need for entry-level wet lab capacity for startups advancing alternative proteins, pet therapeutics, herd health technologies, and AI-enabled biosecurity solutions.
