HOUSTON – (Realty News Report) – Houston-based Levey Group has assembled 30 acres at the southeast corner of Tidwell Road and East Beltway 8 for Levey East Belt, a three-building warehouse and distribution development totaling 445,750 SF.
Plans for Levey East Belt call for a 270,400-SF front-load building and two rear-load buildings of 131,250 and 44,100 SF.
“East Beltway 8 is a well-connected industrial corridor in Houston, and 30-acre corner tracts are increasingly difficult to acquire,” says David Ebro, president of Levey Group. “Tenants here can reach the Port of Houston, U.S. 90 and Interstate 10 without leaving the Beltway, and they can draw labor from the rapidly expanding residential base immediately surrounding the site.”
Leasing will be handled by the Foreman team at Cushman & Wakefield, led by CRE veteran Jim Foreman.
The company completed the assemblage this month, having acquired a 10-acre tract earlier this year and the adjacent 20-acre tract in August. Levey Group is platting both parcels into a single contiguous commercial reserve with frontage along the Sam Houston Tollway. The tract will feature direct access onto the Beltway 8 feeder road and the soon-to-be-improved Tidwell Road.
Construction is expected to start in 2027 with delivery in 2028.
The Levey firm recently developed Levey Logistics Park, a speculative industrial project along Beltway 8 in Pearland.
