Pearland Industrial Park Signs 500,000-SF Tenant

PEARLAND, Texas – (Realty News Report) – Creative Innovation has signed a full-building lease for nearly half a million square feet at Levey Logistics Park, a speculative industrial project by Houston-based Levey Group along Beltway 8 in Pearland. The building will be used to provide fulfillment services for e-commerce merchants.

The third-party logistics company will immediately occupy the 496,560-SF cross-dock building in the development at South Sam Houston Parkway and Almeda School Road, according to Levey Group. Additionally, Canopy Solutions, a provider of protective building structures across the southwest, expects to take occupancy of 82,560 SF in the project’s rear-load building in October after tenant improvement are completed.

The two leases bring the recently completed warehouse and distribution project to 88% leased, according to Levey Group. Half of the rear-load building (82,560 SF) remains available for lease. Spaces could be divided as small as 16,500 SF.

Levey Group developed the 38-acre business park in collaboration with the City of Pearland and the Pearland Economic Development Corp.

A number of full-building leases have been signed in Pearland’s Lower Kirby District recently. United Imaging will occupy a 216,000-SF building at 11550 N. Spectrum Blvd. in late 2025. The building was developed by Brennan Investment Group.

Lonestar Electric Industrial Supply will occupy a new 114,680-SF building developed by Adkisson Group at 1249 S. Sam Houston Parkway.
