HOUSTON – (Realty News Report) – T-Mobile is relocating its Inner Loop offices to a Southwest Freeway building that will bear the name of the cell phone company.
T-Mobile will occupy three and one-half floors, or 29,142 SF, in the building, which is owned by Medistar Corp., a Houston real estate firm led by veteran developer Monzer Hourani.
The 17-story building, 4126 Southwest Freeway near Weslayan, is being renamed the T-Mobile Tower.
Avison Young Principals Doug Pack and Sam Hansen represented the landlord. The tenant was represented by Tami Pearson and Lindsay Pearson with Waterman Steele Real Estate Advisors.
“Not only will you hear T-Mobile now, you will see them now, as T-Mobile’s new office space is clearly visible from the Southwest Freeway, among some of Houston’s most prestigious neighborhoods such as River Oaks, Afton Oaks and West University,” said Hansen.
T-Mobile’s pending merger with Sprint will make the combined firm the third largest telecommunications company in the United States.
“Our business has grown so much in Houston that we need more space,” said Alisa Arner, vice president of T-Mobile’s South Central sales region. “We’re opening more stores, developing new leaders, expanding our network coverage and adding capacity, and all that takes an even bigger team.”
T-Mobile signage will be installed atop the building, which has significant billboard value with its location on the north side of the Southwest Freeway with 330,000 vehicles passing daily. The 140,000-SF building is close to the Galleria and is passed by commuters traveling to major employment centers, including downtown and the Texas Medical Center.
Following the complete renovation of its space, T-Mobile’s sales and engineering teams will occupy approximately 30,000 SF in early 2019. The building’s lobby and common areas are being completely refinished, as well.
T-Mobile increases the building to 75 percent leased. “We are pleased with the tenacity and dedication of the leasing team led by Doug Pack and Sam Hansen,” says Craig Laher, Vice-President of Medistar. “When we started with Doug and Sam, the building was 39 percent leased; but we kept our focus razor-sharp and together our work ethic has produced very strong results.”
Located near Greenway Plaza, the Medistar building has been known as the River Oaks Tower. It is located near the site of the former Twelve Oaks Hospital, which closed in 2008.
