ABS Leases Greenspoint Space as Exxon Mobil Vacates the Area

Greenspoint_Place_2  HOUSTON – American Bureau of Shipping has renewed its lease in Greenspoint Place, a north Houston office complex that has been the home of Exxon Mobil.

The ABS will lease  that  for 228,254 square feet, expanding by 30,481 square feet, making their total leased space 258,735 square feet.

The renewal and expansion encompasses the entire ABS Plaza building (16855 Northchase Drive), space in Greenspoint Place 2, (16945 Northchase Drive) and retail space in Gallery 1.

Exxon Mobil is vacated a huge amount of office space in Greenspoint and across Houston as it moves into a new Exxon Mobil office campus just south of The Woodlands.

Hines also announced a comprehensive plan to reposition Greenspoint Place that includes an amenity-rich program which will allow the campus to remain competitive with other Class A properties across the city.  This repositioning plan contains many projects that are already underway that will add to the amenities available to Greenspoint Place tenants, including a large, full-service fitness center with locker rooms and a state-of-the-art conference center.

“We are excited to continue our two-decade-long relationship with ABS at Greenspoint Place,” said Hines Senior Managing Director John Mooz. “We are committed to maintaining the complex to Class A standards, ensuring the repositioned campus meets the demands of today’s corporate user.”

“With Greenspoint Place occupying the top niche in the submarket, we are already seeing strong leasing activity.  There is great space coming available starting this year, and we fully expect to re-lease all of the space as it becomes available between now and 2018,” Mooz said.

ABS was represented in the transaction by Jim Arket and Mona Williams of James Arket & Co. and Hines was represented by Chip Colvill and Damon Thames of Colvill Office Properties.
