Avera Signs Huge Lease with Restaurant Supply Firm

HOUSTON – (Realty News Report) – The Avera Companies, a Houston-based commercial real estate development, construction, and investment firm has signed a restaurant supply firm as the tenant in Avera’s Cedar Port Logistics development.

At 644,000 square feet, the lease is one of the largest industrial real estate  transactions completed in the Houston area in recent years.

Avera partnered with AEW Capital Management on the development and construction of Cedar Park Logistics I.

The Webstaurant Store, Inc. signed the long-term lease at Cedar Port Logistics for 643,940 total square feet on over 40 acres.

Webstaurant Store is the largest online restaurant supply store and offers a large selection of commercial equipment and wholesale supplies including healthcare, educational, food, beverage, office, parts, and hotel supplies.

Avera partnered with AEW Capital Management on the development and construction of Cedar Port Logistics I.

Cedar Port Logistics is located on the Grand Parkway (SH 99) – near FM 1405, SH 225, SH 146, and Interstate 10 and shipping container terminals at the Port of Houston.

“We are pleased that our development professionals and our exceptional in-house construction team were able to work together flawlessly through the pandemic to deliver another exceptional facility.” said Odom.

The Cedar Port Logistics I site provides ready transit to both Barbours Cut and Bayport container terminals, allowing convenient, economical drayage to and from the ports. Park amenities include over 100 miles of rail service from Union Pacific and BNSF, rail storage, two barge terminals, and pipeline access. Tax incentives and Foreign Trade Zone designations are available.

Gray Gilbert, Holden Rushing, and Chris Haro of NAI Partners represented Cedar Port I in the leasing.

The tenant, Webstaurant Store, Inc. was represented by Jim Belcher and Rob Stillwell of Newmark.

CPL I is a cross-dock building and has a 36’ clear height, 46’ 8” X 56’ column spacing, 60’ speed bays, and ESFR sprinkler systems. It has 185’ truck courts on each side of the building and 211 trailer parking spaces.
