RICHMOND, Texas – (Realty News Report) – NewQuest will break ground on the final big expansion of the Grand at Aliana, a 650,000-SF retail center at the Grand Parkway and West Airport Boulevard in Richmond.
Dick’s Sporting Goods will occupy 60,249 SF out of the new 87,502-SF building that will be constructed and ready for delivery late in 2026.
Matt Reed of Shop Cos. and Greg Bracchi represented Dick’s, a Pittsburgh-based retailer with more than 850 stores around the nation.
In addition, Havertys Furniture leased 27,253 SF for a store to open in Q3. Mark Reeder, Ed Heap, Jonathan Probst, and Ryan Johnson of SRS Real Estate represented Havertys. Josh Friedlander and David Myers of NewQuest represented the landlord.
NewQuest began work on the Grand at Aliana in 2019 in what was considered an emerging submarket with the Grand Parkway as its promise for growth. The times have changed significantly with the area now boasting the largest and fastest-growing retail corridor in Texas. Since 2020, the population has spiked to 264,000 with an average annual income of $140,000 in the five-mile trade area, now home to at least 20 master-planned communities in various stages of expansion. such as Indigo, developed by Meristem Communities.
“The Grand at Aliana’s tenants typically have preleased space one year in advance,” Friedlander says. “Customer traffic is so strong that we’ve only had a couple spots free up in six years and they were quickly backfilled.”
Nearby, a joint venture between Read King and Wayfinder Real Estate is developing a 368-unit apartment community called Verbena at Waterview. The complex sits on 14 acres in the Waterview Town Center, a 134-acre retail development near the northwest corner of the Grand Parkway and Harlem Road in Richmond. Architecture is by Meeks + Partners. OHT Partners is the general contractor and the initial residential units will deliver in 2026.
