TOMBALL, Texas – (Realty News Report) – The former corporate headquarters of BJ Services, which includes 70 acres and a number of buildings, has been sold to the Tomball Independent School District for an elementary school and other educational facilities.
The Class A office and industrial complex is located just east of the newly expanded SH 249 Tollway, known as the “Aggie Expressway.” The campus features in excess of 235,000 SF of office space, inclusive of over 33,000 SF of lab areas, and 300,000 SF of industrial warehouse and crane-served manufacturing space. The campus also includes 20 acres of land for future expansion.
Tom Condon Jr., Greg Cizik and Edward Edson of Colliers represented the seller in the transaction. The Tomball school district was represented by Mario Arriaga of First Group Commercial Real Estate.
$39.5 Million Plus Closing Costs
“The purchase of the former headquarters of BJ Services is a game-changer for Tomball ISD,” said Dr. Martha Salazar-Zamora, Superintendent of Schools. Recently, the school said it had agreed to pay $39.5 million plus closing costs using reserve funds available in its general fund for the BJ Services property, located at 11211 FM 2920.
Before the pandemic, The school district had been in discussion with BJ Services about establishing an academy of energy at the property. But those plans were dropped when BJ Services, an oilfield services firm that was involved in hydraulic fracturing – or fracking –filed Chapter 11 in July of 2020.
“While the original plans of our Academy of Energy and International Business at BJ Services didn’t come to fruition, we are elated that with this purchase, our dream to continually provide more for all students from strong academics to CTE course offerings, will now become a focused-reality very soon,” Salazar-Zamora said.
Tomball ISD will consider moving Tomball Star Academy, its early college high school, to this new location.
“Adding (BJ Services’) large industrial park and cutting edge laboratory space will enable Tomball ISD to expand our Career and Technical Education programs and provide students with the hands-on training and facilities that are representative of those used in industry as well as support our goal of ensuring that students have the technical, academic and employability skills that lead to successful careers,” said Karla Sandoval, Director of CTE.
Founded in 1908, Tomball ISD encompasses 83 square miles in northwest Harris County and southwest Montgomery County, and is located 30 miles northwest of downtown Houston. The district currently educates over 19,000 students at 22 campuses.
Other BJ Services Properties
Colliers said it received multiple local and out-state offers competing for the purchase of the BJ Services property in Tomball..
Colliers is also marketing a BJ Services facility in Odessa in the Permian Basin. Priced at $10,750,000, the 78-acre facility includes 40,000 SF of office, 126,000 of warehouse space, a lab and other facilities.
Near the Bakken Shale formation in North Dakota, Colliers is marketing a 111,366-SF BJ Services industrial campus on 43 acres in Dickinson, N.D.
