HOUSTON – (Realty News Report) – Bridge Logistics Properties has completed its largest acquisition yet with the purchase of Twinwood Distribution Center III, a 767,520-SF industrial building in Brookshire.
The fully leased project Twinwood III was developed by Clay Development & Construction in 2024 as part of the 200-acre Uplands Twinwood Business Park, which is located just south of Interstate 10 on the west side of Houston.
In a press release, Bridge Logistics Properties said Twinwood III building it acquired is leased through the spring of 2028. Crane Worldwide Logistics, a company led by Houston Astros owner Jim Crane, is the tenant in the building, located at 2193 Discovery Hills Parkway.
“The addition of Twinwood III to our portfolio reflects our continued conviction in acquiring premier bulk distribution facilities in top-tier logistics markets supported by durable long-term fundamentals,” said Connor Tamlyn, Managing Director of BLP. “Houston is an important target market for BLP with its world-class port and highway infrastructure, strong economic and population trajectory and growing significance as a hub for advanced manufacturing and the data center supply chain.”
Trent Agnew, Charlie Strauss, Lance Young, and Brooke Petzold of Jones Lang LaSalle (JLL) facilitated the acquisition.
The Upland Twinwood business park is a hub of activity. Houston-based Clay Development & Construction has just broken ground on two more Twinwood buildings, adding a total of 552,000 SF to the business park.
The 291,720-SF Twinwood Distribution Center IV and the 260,520-SF Twinwood Distribution Center V will be completed in the first quarter of 2027.
Robert Clay, president of Clay Development & Construction said demand in West Houston is strong for both manufacturing and distribution buildings.
John Ferruzzo, Woody Hillyer and William Carpenter of KBC Advisors, in addition to Copeland Rhea of Clay Development & Construction, handle leasing of the new buildings.
