Buc-ee’s Office Lease Lifts Pearland Center to 100% Occupancy

PEARLAND – (Realty News Report) – The office space at CBL Properties’ Pearland Town Center is now 100% occupied thanks to an expanded lease by the Buc-ee’s retail organization.

The 700,000-SF mixed-use Pearland Town Center, located at Highway 288 and FM 518, has 70,000-SF of office space.

Lilly Golden of Evergreen Commercial Realty, who represented CBL in the Buc-ee’s lease, said the office market in Pearland is small but exceptionally tight – about 9% vacancy.

Buc-ee’s, which now occupies over 20,000 SF of office space in the CBL center, is headquartered in Lake Jackson, about 40 miles south of Pearland.

Stephen Lebovitz, CEO of the Tennessee-based CBL, told the National Association of Real Estate Editors (NAREE) conference last year that the Pearland development, which includes multifamily, hotel, and retail, was one of the firm’s most successful mixed-use ventures.

Lebovitz has held a prominent position in the industry, serving as chairman of the ICSC (International Council of Shopping Centers) organization in 2015-2016.

CBL’s Pearland Town Center, located on 110 acres, is anchored by Dillard’s and Macy’s.

Buc-ee’s, led by Arch “Beaver” Aplin III, is a fast-growing regional chain of travel centers, which sell gasoline and food. With a $50 million gift from Aplin, a sustainable, mass-timber student building was recently built on the campus of Texas A&M University. Hines developed the mass-timber building. Pickard Chilton and DLR Group provided architecture.
