Build-To-Rent Boom: Dellrose, Yardly and More

HOCKLEY, Texas – (Realty News Report) – An enclave of new “modern farmhouse chic” style, single-family rental homes in the Dellrose master-planned community northwest of Houston is designed to appeal to young couples and empty nesters alike.

National design firm KTGY announced the completion of Veranda Dellbrook, a 15-acre build-to-rent community of 182 single-family homes in Hockley developed in partnership with Empire Homes.

Located just north of U.S. 290 off Becker Road at 23823 Cumberland Ridge Drive, Veranda Dellbrook offers freestanding homes ranging from 634 SF to 1,434 SF with one-, two-, three- and four-bedrooms plans, each with private yards. Rents range from $1,450 to more than $2,149.

“We approached Veranda Dellbrook with a deep sensitivity to how people want to live — not just today, but in the years ahead,” said Alan Scales, principal and board of directors member, KTGY. “Every design decision was made to enhance livability, from the way light moves through the homes to how each residence relates to its private yard. The result is a meaningful sense of place where individuals, couples and families can truly feel at home.”

Amenities in the cottage style community are designed to foster recreation, wellness and connection, according to KTGY. They include a clubhouse, resort-style pool and spa, outdoor lounge with grills and yard games, fitness center, green space, and an off-leash dog park and pet spa.

Dellrose, a 600-acre community near the Grand Parkway and U.S. 290, is planned for more than 1,200 homes.

The BTR single-family market continues to attract demand because it offers an alternative dwelling type as would-be homebuyers face affordability challenges.

The Houston-based Wan Bridge company, which has developed a number of BTR projects, recently announced it will open a new build-to-rent community, West End Estates in New Braunfels, north of San Antonio, in early 2026. West End Estates features 1,200 to 1,800 SF townhomes, a clubhouse, pool, sports courts, and a playground, located five miles from I-35.

Chicago Builder Plans to Construct 5,000 BTR Homes in 5 Years

Chicago-based RSK Real Estate Partners has launched its “5/5/5” initiative to build 5,000 Built-To-Rent residences in top Sunbelt markets within five years.

Houston is listed as one of the growth markets targeted by the Chicago-based developer for its aggressive BTR construction surge.

“The 555 Initiative will stay focused on markets that have experienced tremendous growth in rent, population, and commercial development in recent years. These markets include Houston, Dallas, San Antonio, Raleigh, Orlando and Jacksonville,” RSK said on its website.

In July, RSK Real Estate Partners acquired 9.4 acres to develop a build-to-rent community with 156 duplex homes near the Market at Katy Park, north of Interstate 10 and west of the Grand Parkway.

Taylor Morrison Homes Launches $3 Billion BTR Construction Program

In a major BTR transaction, Christopher Todd Capital acquired the Yardly Paradisi, a 193-home Build-To-Rent (BTR) community located in Surprise, Ariz. For $55.2 million.

The seller was Taylor Morrison Home Corp., a national home builder headquartered in Scottsdale, Ariz.

Taylor Morrison formed its BTR Yardly brand over two years ago, emphasizing pet-friendly homes with backyards. Taylor Morrison has developed about 40 BTR communities in Texas, Arizona, Florida and North Carolina.

Earlier this year, Taylor Morrison announced a $3 billion land and construction facility agreement with Kennedy Lewis Investment Management to expand the Yardly build-to-rent initiative.
