City Place Signs Three Office Leases

HOUSTON – (Realty News Report)Three new office leases have been signed at City Place 1 building in the 2,000-acre City Place development, which was formerly known as Springwoods Village.

City Place has gained significant momentum in the office sector in recent months. Hewlett Packard Enterprise recently opened its global headquarters building in City Place. And Exxon Mobil announced it is moving its global headquarters from the Dallas suburb of Irving to the Exxon Mobil campus in City Place, which is in northernmost Harris County.

The three  new office leases were signed by Orion Engineered Carbons, Evonik Corporation and Huckabee & Associates.

The three companies will be located in City Place 1 – the first multi-tenant office building constructed in City Place. The 149,500-SF building – located near Interstate 45 at 1700 City Plaza Drive, Spring, TX 77389 – now has 45,000 SF of office space available.

The building was developed by Houston-based Patrinely Group, LLC, the managing member of the joint venture with USAA Real Estate and CDC Houston.

Orion Engineered Carbons, a manufacturer of specialty carbon blacks and rubber carbon blacks, will occupy 10,589-SF on the third floor. The tenant was represented by Brett Blanchard of CBRE. Chrissy Wilson and Matt Pruitt of JLL, and Phillip Moore of Patrinely Group, under the direction of Patrinely’s Dennis Tarro, represented the landlord. The tenant’s expected move in date is late summer 2022.

Evonik Industries, a world leader in specialty chemicals with a presence in more than 100 countries and more than 33,000 employees around the world, will occupy 9,617 SF  on the fifth floor. The tenant was represented by William Padon of CBRE. Chrissy Wilson and Matt Pruitt of JLL, and Phillip Moore of Patrinely Group, under the direction of Patrinely’s Dennis Tarro, represented the landlord. The tenant’s expected move in date is fall 2022.

Huckabee & Associates, an educational design firm serving K-12 and Higher Education, will occupy 6,503 SF on the first floor. The tenant was represented by Anya Marmuscak of JLL. Chrissy Wilson and Matt Pruitt of JLL, and Phillip Moore of Patrinely Group, under the direction of Patrinely’s Dennis Tarro, represented the landlord. The tenant’s expected move in date is late summer 2022.

The LEED Silver building features floor-to-ceiling windows, elevated terrace and garden areas, ample parking and a covered pedestrian connection between the office lobby and parking structure.
