HOUSTON — (Realty News Report) — A revitalization that will bring new restaurants and lush green spaces to Houston’s premiere retail corridor is underway at Post Oak Central, a 50-year old office campus just north of the Galleria.
Midway, in conjunction with 3Edgewood and Parkway, announced plans to transform and rename the 17-acre campus on Post Oak Boulevard near San Felipe as Central Park Post Oak. Designed by architect Philip Johnson as its first Houston project for Gerald D. Hines Interests in the 1970s, the campus contains three office buildings totaling 1.2 million SF and 90,000 SF of retail. Post Oak Boulevard recently completed a $192 million renovation to create a more walkable district with wide sidewalks, new lighting and nearly 1,000 oak trees.
“We are reimagining Central Park Post Oak to complement and enhance the newly revitalized Post Oak Boulevard,” said Clayton Freels, Executive Vice President of Midway. “Our vision is to create a dynamic, walkable urban destination that honors the Boulevard’s rich history while meeting the evolving needs of Houston’s Uptown District. We are crafting a lifestyle for those who work, shop, and dine here.”
Midway’s mixed-use developments include CityCentre, East River, Buffalo Heights, and Kirby Grove. Central Park Post Oak is a few blocks from the Galleria, with 2.4 million SF of retail space, and in the midst of several residential high-rises.
The Central Park Post Oak redevelopment will encompass more than 150,000 SF of mixed-use retail and restaurant space, including 60,000 SF of new space. Two new buildings will be developed along Post Oak Boulevard with a jewel box restaurant planned at the corner of Ambassador Way. Several heritage live oak trees will be repositioned on the property, which will have vibrant outdoor areas, on-street parking, and renovated garages.
The project, which broke ground in April, is targeted for completion in fall of 2026. Page, OJB, and Hoar Construction are working with Midway on the redevelopment.
The Henry, a neighborhood restaurant operating from breakfast to dinner, will open a 7,000-SF restaurant along Post Oak Boulevard in fall 2026. It is part of Fox Restaurant Concepts, the group behind Flower Child and formerly North Italia.
Cushman & Wakefield, which handles office leasing, announced two big leases in conjunction with the revitalization. TDECU will occupy 125,000 SF in Central Park One, and BBVA has leased 20,000 SF in Central Park Two.
“The addition of new office tenants highlights the ongoing trend of businesses gravitating toward mixed-use environments offering more than just office space,” said Matt Mooney, COO, Parkway, property management. “Businesses today are increasingly seeking immersive, amenity-rich workplaces in prime locations to help attract and retain top talent. Central Park Post Oak is designed to meet that demand.”
The modernization project follows the loss of longtime Post Oak Central tenant Apache Corp., which moved its headquarters to Westchase. Apache had leased 524,000-SF at Post Oak Central at one time.
Last year, Apache sold a nearby 6.3-acre parcel Apache once considered as the possible site of a new headquarters. The buyer of the Apache site 1750 Post Oak Partners, LLC, a partnership including John Goff of Fort Worth, Doug Schnitzer and the Leslie Doggett of the Doggett family. The partnership planned a mixed-use development.
I.S. Brochstein, a Houston wood-working manufacturer, was an original participant with Hines in the Post Oak Central development. The first building, the 24-story One Post Oak Central, was completed in 1975.
