Condo Tower Announced for Montrose

HOUSTON -Riverway Properties has announced plans for its seven-story luxury, midrise condominium at the northeast corner of Montrose Boulevard and Marshall Street in the Montrose area. The modernist building, known now as 3615 Montrose, will boast exterior and interior architectural work by the renowned firm of Philip Johnson/Alan Ritchie Architects.

“3615 Montrose signals the return of great architecture to one of Houston’s most celebrated neighborhoods,” said Michael Carroll, partner at Riverway Properties.

Located within walking distance of the University of St. Thomas—whose master plan was one of Philip Johnson’s earliest Houston commissions—3615 Montrose is a boutique condominium building. Its undulating curves, formed by floor-to-ceiling glass, bring an abundance of light into the space and take advantage of the site’s spectacular views.

“The sophisticated simplicity of the interior spaces is inspired by Philip Johnson’s famed Glass House, one of the most significant structures of 20th century architecture,” noted Carroll. “The building has an expressive sculptural form that reflects the rich cultural heritage of this vibrant neighborhood.”

With residential square-footage totaling just under 100,000 square feet, the project will total 34 units.

To connect the project to one of Houston’s great, walkable boulevards, the project will feature a pedestrian-friendly landscape plan developed by Kudela & Weinheimer Landscape Architecture in collaboration with Johnson/Ritchie.

The building is in the design and development stage, with groundbreaking planned for Spring 2015 and pre-sales slated to begin in October 2014.

Beginning with his first Houston commission designing the home of local philanthropists John and Dominique de Menil—a project that is widely recognized as the first, great Modernist house in Texas—Philip Johnson left an indelible mark on Houston’s architectural landscape. Some of his most notable Houston buildings include the Chapel of St. Basil at University of St. Thomas, Williams Tower (formerly Transco Tower), Bank of America Center, Pennzoil Place, Post Oak Central and the University of Houston’s Gerald D. Hines College of Architecture building.

For over half a century, Philip Johnson/Alan Ritchie Architects has been recognized as a creative and innovative architectural firm. Its leadership in the modern movement of architecture has helped form new ideas and exciting directions in design and architecture around the world. The key component in the Philip Johnson/Alan Ritchie Architects’ design philosophy has always been sculptural form—or the way in which sculptural form translates into architectural presence. The firm’s Houston office operates under the leadership of Marko Dasigenis.
