Constellation Starts Spec Project

PASADENA, Texas – (Realty News Report) – Constellation Real Estate Partners announced plans to develop a 240,041-SF speculative industrial building just outside Beltway 8 in Pasadena to meet demand for logistics properties near the Port of Houston.

The company has acquired 15 acres at 2555 Genoa Red Bluff Road as the site of Constellation Genoa Red Bluff, a cross-dock building with a 36-foot clear height, 158 car parking spaces, 20 trailer spaces, and a dedicated truck drive. Construction will begin in the third quarter with completion slated for the second quarter of 2026.

“Constellation Real Estate Partners is committed to finding opportunities in Houston’s land constrained southeast submarket,” said J.W. Fields, Partner at Constellation Real Estate Partners. “Developable sites in this submarket south of the ship channel are extremely scarce. The ability to deliver a 240,000-SF  cross-dock load building in a market with minimal competition for similar sized buildings should result in strong demand for Constellation Genoa Red Bluff.”

Joseph Smith, Ed Frantz, and Savannah Smith of CBRE will handle marketing and leasing of Constellation’s new project.

Constellation is breaking ground on its latest project as another speculative development fills with tenants in southwest Houston.

Constellation Post Oak, a two-building project on South Post Oak Road just inside Beltway 8, signed two tenants earlier this year. US ELogistics Service Corp. leased the entire 302,825-SF building one, while D&R Signs leased 44,978 SF of the 121,186-SF building two.
