HOUSTON – (Realty News Report) – Construction has topped out at CityCentre Six—a 19-story office tower – one of a tiny, half-handful of office projects underway in Houston.
The 320,000-SF office tower is being developed by Midway, the Houston real estate firm that developed the adjacent CityCentre mixed-use district near the Katy Freeway and the Sam Houston Tollway.
With Houston office vacancy hovering near 25 percent and many lenders shying away from the office market, making a case for additional office construction can appear to be difficult.
However, new Class AA office buildings attract tenants at a much quicker pace than old office properties.
Midway has retained Partners Real Estate’s Office Agency Leasing team, led by Michael Anderson and Connor Saxe, to handle leasing efforts at CityCentre Six.
Anderson, while at Cushman & Wakefield, led the leasing program at Hines’ new Texas Tower, a 1 million-SF downtown building that just reached 99% occupancy.
“Reaching the topping out of CityCentre Six is a momentous occasion, bringing us closer to realizing our long-term vision for the next phase of CityCentre,” said Don Quigley, Executive Vice President of Investment and Development at Midway.
CityCentre Six is scheduled to be completed in spring 2026.
The building is being developed adjacent to a new half-acre urban plaza, designed by OJB Landscape Architecture.
This plaza will serve as a sophisticated new entrance to CityCentre featuring hardscaped materiality, natural elements, and over fifty trees.
Dow Chemical has leased about 200,000 SF of the new building. Spaces remains on levels 3, 10, 11, and 12, which range from 19,784 SF to 31,134 SF.
Additional members of the project team for CityCentre Six include Harvey Cleary, General Contractor, Kirksey, Architect of Record; Munoz+ Albin Architecture and Planning, Design Architect; and OJB Landscape Architecture, Landscape Design.
