Cypress shopping center trades hands

HOUSTON – (Realty News Report) – An investor has acquired a three-building shopping center next to the Bridgeland master-planned community.

JLL Capital Markets arranged the sale of Shops at Fry & Tuckerton, a recently completed, 39,912-SF retail development in Cypress on behalf of Gulf Coast Commercial Group.

Located at the southeast corner of Fry and Tuckerton roads, the fully-leased center is across from a top-performing H-E-B grocery store serving the Bridgeland, Cypress Creek Lakes, and Towne Lake communities. Tenants include Five Guys, Einstein’s Bagels, VIA 313 Pizzeria, Charley’s Cheesesteaks, PetVet365, Magnolia Soap & Bath Co., and Bodybar Pilates.

JLL’s Ryan West, John Indelli, and Michael King marketed the property on behalf of the seller.

“This transaction demonstrates the continued investor appetite for high-quality, newly constructed retail assets in growing suburban markets,” said West. “The property’s strong tenant roster, long-term lease profile and position within Houston’s premier master-planned communities made it an attractive acquisition for institutional capital.”

The center sits in an affluent trade area at the entrance to Bridgeland, an 11,500-acre Howard Hughes community with 21,000 residential lots. Bridgeland is one of the nation’s top-selling communities with more than 800 new homes sold last year. Other communities in the area include Blackhorse Ranch, Miramesa, and Marvida.

The region boasts a median household income of $225,000 within a one-mile radius of the center, according to JLL.

Adding to the region’s growing population, more than 1,500 multifamily units have been built within a five-mile radius of the center since 2024.

The nearby H-E-B draws 2.2 million annual visitors to the area, according to JLL.

In other Cypress retail developments, Trader Joe’s opened a long-awaited store a few miles away in Towne Lake last year.
