Former Bechtel Tower Sold

HOUSTON – (Realty News Report) – A 19-story office tower, formerly occupied by Bechtel at 3000 Post Oak Boulevard near The Galleria and the WaterWall Park has been acquired.

The 433,528-SF building, completed in 1979, is located the 23-acre Lakes on Post Oak office park developed by Hines just north of Richmond Avenue.

Sitting 100% vacant, the former Bechtel tower could be viewed as an opportunity for redevelopment as residential or hotel, or the buyer could use it as its own office space. The buyer was 3000 Post Oak Realty LLC.

The building was marketed by JLL Capital Market’s Marty Hogan, Jeff Hollinden, and Rick Goings.

Bechtel Energy moved out in 2024, pressuring the building’s ownership group, which included a number of Asian investors. FG Asset Management, a Korean syndicator, acquired the building in 2014.

The 23-acre Lakes on Post Oak development, developed by Hines in the late 1970s and early 1980s, consists of three office buildings totaling 1.2 million SF. The site, located just west of Loop 610, includes a four-acre lake.

All three of the office buildings in Lakes on Post Oak were sold in 2014. The Chinese oil company Sinopac closed on the 3050 Post Oak Boulevard office tower, paying $100 million for the 337,000-SFbuilding. And MetLife Real Estate Investors paid about $125 million to purchase a 22-story 3040 Post Oak Boulevard.  The Bechtel building, which was 100% occupied by Bechtel at the time reportedly sold for $175 million.

But sales prices for most buildings have dropped significantly since 2014.  The Covid pandemic, the work-from-home trend, and corporate downsizing led to higher citywide office vacancies and extended negative absorption trends in Houston. In general, newer building perform well, while many buildings constructed in the 1980s began to struggle.

On the other hand, Bechtel’s 2024 relocation to Westchase and became part of the upbeat leasing story at the 1.5 million-SF CityWestPlace office campus, which reached 98 percent occupancy, as reported in a detailed report that appeared in Realty News Report on July 23, 2024.

Houston real estate veteran Eric Siegrist, who oversaw leasing at CityPlace West when Bechtel relocated there in 2024, summed it up the Houston market like this: “These leases and the campus’s blue-chip tenant roster are clear indicators of the market demand for best-of-the-best office environments, as well as the ongoing trend of businesses seeking immersive, amenity-rich workplaces in prime locations.”

Bechtel, a global engineering, procurement, construction, and project management company, is based in Reston, Va. and maintains its Energy Headquarters in Houston.

Currently, only a handful of new office buildings are under construction and groundbreakings have been a rarity over the last year. The small supply of new buildings will lead to a more balanced market.
