Four Thousand New Homes Planned by Starwood Land

KATY – (Realty News Report) – Starwood Land has started development on Sunterra Lakes, a 1,463-acre development that will add a total 4,000 homes in the northwest Houston area.

Sunterra Lakes is in Waller County at the southeast intersection of FM 529 and FM 362. The first phase of homesites will be delivered to home builders in summer 2025. Homebuilders in phase one include Ashton Woods Homes, Colina Homes, Century Communities, D.R. Horton and Lennar. Pricing is expected to be from the $300s to the $600s.

Starwood Land purchased the land for Sunterra Lakes in spring 2023. Financing for land acquisition and community development is provided by Starwood Capital and by employee partners of Starwood Land.

This will be the ninth active development in the Houston area for Starwood Land. The company is also developing Sunterra and Marvida, which are ranked No. 4 and No. 31 in the nation. Other Starwood Land communities include Balmoral, Canterra Creek, Cypress Green, Emberly, Lago Mar and Sierra Vista.

Starwood Lakes is located near Starwood’s Sunterra, the No. 1 selling community in Texas in 2023 and 2024, according to RCLCO real estate consulting.

A recent report from RCLCO real estate consulting, said Sunterra recorded1,325 new home sales in 2024, up 2%  from the 1,293 sales in 2023. Sunterra was fourth in the nation, behind The Villages near Orlando, Lakewood Ranch near Sarasota, Fla. and Cadence in Nevada.

Sunterra Lakes is zoned to schools within the Royal Independent School District. A future onsite elementary school is planned.
