Giammalva Bros to Develop Spec Project

BROOKSHIRE, Texas – (Realty News Report) – GPI Crest, a joint venture led by brothers Vincent Giammalva and Charlie Giammalva – both veterans in the Houston real estate community – is developing a 202,284-SF industrial project in Brookshire, west of Houston.

Vincent Giammalva has been active in the Houston land market for more than 40 years, while Charlie Giammalva previously spent more than three decades with Lincoln Property Company, where he oversaw Houston commercial operations.

The developer entity, called GPI Crest, is a joint venture between the brothers’ Giammalva Properties and Crest Realty Advisors.

The new project, called Ninety West, will be located on 13.9 acres along Katy Brookshire Road, on Highway 90, and near Interstate 10.

CBRE’s Faron Wiley, Jett Bush, Charles Herold, and Billy Gold will lead leasing efforts.

Construction begins this month, with completion anticipated in March 2027.

“The Ninety West development represents a compelling opportunity to deliver a highly functional, well-located industrial facility in one of Houston’s most active growth submarkets,” said Charlie Giammalva, principal at Crest Realty Advisors. “With its superior highway access, cross-dock design and favorable tax structure, the project is ideally suited for logistics, distribution and manufacturing users seeking both efficiency and long-term cost advantages.”

Project partners include Powers Brown Architecture as building architect, BGE, Inc. as civil engineer, Slate Construction as general contractor and Baxter Project Partners as project manager. Construction financing was arranged by JLL and provided by First Horizon Bank.

The site, located in the city limits of Brookshire, is immediately adjacent to the Empire West industrial development, positioning Ninety West near a roster of national and regional firms, including Tesla.
